			<content:encoded><![CDATA[<p>Self storage does not have to be a difficult or stressful situation. In fact self storage can be an easy solution if you allow it to be. Every now and then a manager at a <a title="moving supplies" href="http://www.storage-mart.com/moving-supplies">self storage location</a> will encourage a current tenant who does not fully agree with what the manager told him or what is on their lease. This is one of the reasons that self storage facilities will tell you to sign a lease in order to go back and reference it if need be. In most cases, the manager will be able to diffuse the situation.</p>
<p>&nbsp;<br />
People can often get worked up over small things.  Tenants sometimes call into their self storage facility in order to get a second storage unit, only to find that the rate of said unit was twice the price they are currently paying. They will immediately began ranting and raving and threaten to go to a different facility or even file a complaint with the Better Business Bureau. Most good managers will allow the customer to let out their steam and then let them calm down. Then the manager will politely explain to them that the price quoted was the current rate for new tenants.  As a current tenant, sometimes the manger can sometimes offer a multiple unit discount, which cuts the cost for multiple spaces owned by the same tenant.</p>
<p>&nbsp;<br />
The attitude of the customer would then change as they realize, they may have over acted. This happens very often in these kinds of situations. Without really knowing the whole story a customer can get extremely upset and sometimes it will be too late in order to reconcile. Always make sure you understand the full situation before going off the handle, even when in need of self storage.</p>

It is free to hold so there is no reason not to hold the space. You will still have time to visit the site so that you are able to make sure that everything meets your standards when storing. You should be able to hold a couple of different sizes if you are unsure of what size you will need. Even if you need a different size, you can still switch when you get to the site. If it was this easy why don’t more people do it?</p>
<p>There is a simple answer to that. When it comes to reserving a space, many people like the idea of it not costing them any money, but many hotels hold the funds in your account until you come in. Well not a lot of people think that is a good practice. For that reason they shy away from reserving the space. Also people do not want to use their credit card in order to hold the space. They want to pay in cash and not use any form of credit to hold the space.</p>
<p>If the space really is free to hold, then make sure that the customer knows that. Saying that holding a self storage unit is just like renting a hotel space is not really the truth. Make sure as a facility manager, you are explaining that correctly or people might shy away from reserving a space. So with that said, why not reserve a self storage space today? It’s free.</p>

It is true that the different sites offer various features and benefits than other sites. When you are shopping around looking for the best facility to fit your needs, it is important to know how the facilities will do their billing. With this knowledge, you can truly understand how you are paying and also how much you are paying.</p>
<p>If you move in during the middle of the month, most sites will prorate your move in so that you are going to pay for the remaining days of the month. This is good because you are paying for the time that you are there and not the entire month. It does not really make sense to pay for the time that you are not storing. Prorating your move in days is very helpful to your peace of mind and also your pocket book.</p>
<p>If a site has 1<sup>st</sup> of the month billing, they actually will not typically prorate the move out. If you are only there a couple of days, then that could potentially be different. Very rarely you will find that a facility will prorate the move out and you only pay for the time that you are renting. In most cases the facility will ask that you pay for the rest of the month even if you are not there. Not all believe that to be fair, but at the same time, this prevents customers from abusing the self storage facility. Leases are typically month to month so you can leave at the end of your prorated time.</p>
<p>Knowing how your billing works at your self storage facility is crucial. They will not send you a bill unless you ask for one. So just know that you will need to bring your account current each month on the first of the month if that is now it is set up. Before you leave, the manager will make sure that you understand the billing cycle.</p>

			<content:encoded><![CDATA[<p>If you want to know how to give excellent customer service in a sales environment, you are reading the right self storage blog. If you think that a sale is only based on customer service, then you are taking the wrong approach and you will not reach your peak sales potential. So continue reading because customer service skills are important in any job. This information will only help you become a better sales person. Some people think that so long as you are nice and answer the customers questions without hesitation, it is considered the appropriate approach that is needed and that they do not need to extend past that. Others may think that the appropriate way to handle their customers is to rely solely on their aggressive friendly sales techniques by controlling the conversation and trying to seal the deal quickly and by getting the self storage customer to sign on the dotted line. Basically, a no holds barred, or a bull dog type of approach.</p>
<p>Suffice it to say customer service is so much more important to include in the sales department arena than previously thought. When you are dealing with a potential self storage customer who has several questions and tries to control the conversation you need to know how to politely bring the ball back into your court and aim it in the direction you would like it to go. Sometimes you need to only do that once and it will stay on your preferred track, and sometimes you may need to continuously redirect the conversation throughout the interaction. The easiest way to do this and show excellent customer service is by answering their self storage question and at the same time, ask a question in return. Most importantly, you want to stick with your normal discussion flow. </p>
<p>For example, if your customer wants the price of self storage immediately you can respond by letting them know that while you get that information for them, you wanted to let them know about some of the features that they can take advantage of. Say, if you are selling shoes you can still give them excellent service while still using sales techniques. If they ask you how much for that pair of shoes, try this, <em>Sure you can get&nbsp;that information. By the way, these shoes are great because since they are solid white, they will match any outfit you have, they also have extra padding around the ankles, which makes for a comfortable fit and the traction is great for running too.</em> Then give the price of the shoes. This applies to any sales position, even self storage. </p>
<p>Customer service is always an important aspect for any company. If the customer is adamant about just getting the price, do not let your frustration get the best of you to where it shows through your tone inflection or body language. This is the perfect time to bite your tongue. We all have bad days where something so small may bother us. No one is perfect. And we usually know when we have slipped off in that altered disposition but the trick is to not only catch yourself, but to quickly stop yourself and bring back the happy, friendly, professional employee who cares about them. </p>
<p>If you do not have a specific item that they were looking for, then show them something similar to what they were looking for. You will be their hero for the day, if what you offered them as a replacement helps them. Now you are the helpful, caring sales associate that they like to deal with. Just keep in mind, the conversation should go both ways. It is a give and take. Listen to what your customers are actually saying. Read between the lines. What are they really saying? If they are in a bad mood and in a hurry, are they really asking you to make them laugh and chill out? People appreciate other people who take the time to listen carefully and reply caringly.</p>

Sitting still will not bring prosperity to your self storage business as you would probably prefer. So going after it seems like the only reasonable solution in todays self storage business competition. If you want to increase self storage business customers and increase your <a href="http://www.selfstorageblog.com/detail.asp?ID=808" target="_blank">self storage business</a> sales, then brainstorm on ways that you can make your dreams reality. Even those of you who have been in a slump for a while, can still change things around. Challenge yourself. Think of ways to grab your customers attention and focus on your self storage location. First, put yourself in a storage seekers shoes. You want to do this in three different ways.</p>

<p>As a walk in customer, what would grab your attention? How would you expect the property to look? Clean and attractive? What type of service would you expect to receive? Would you expect to be greeted as soon as you walked into a self storage business? Most people like attention even though they may not admit it, so keep that in mind. What are some of the ways that you would want an employee to notice you? By making small talk such as the weather? Would you expect them or prefer them to smile when they greet you as if they were happy to see and help you? Or by asking if you need any help? What if you as a self storage business seeker arrived at a <a href="http://www.totalqualityassuranceservice.com/rss.asp" target="_blank">self storage business</a> to find that the doors were locked during office hours and there were no sign on the door? Also would you prefer to have the opportunity to make a pick between two choices? People like choices so they can decide for themselves. Offering choices such as sizes or specials is always a good one to interact with. Would you expect the employee to explain things to you voluntarily, by giving you all the information you need without you having to ask? Remember that each individual is different and some prefer small talk and some prefer to only get your self storage business expertise. But they do want to know that you realize they are at your store and they want to know that you are available to assist them with all of their self storage business needs. </p>
<p>A short example of a recent experience. A family went out to an all you can eat buffet and it was about an hour before closing. They expected good service as normal and expected the waitress to immediately greet them upon sitting down. They had no such luck. They had to flag down a waiter and asked for plates who then passed them off to a waitress whose table they were not sitting at. When she brought the plates, she was in an uncomfortable position as the waiter had already dropped off the plates. Their communication could have been better. During the dining experience they never did hear from the assigned waitress, although she was about 30 feet away from them wrapping silverware and getting ready. Assumably, getting ready to close her shift and head home. She did her best to ignore the guests and they never did hear from the other waitress or waiter again, either. You can imagine what the tip was like. </p>

<p>Let us break down the self storage call for you so you know what to listen for when you make that important phone call to the self storage companies that serve your area.</p>
<blockquote style="MARGIN-RIGHT: 0px" dir="ltr"><p>The store personnel should clearly tell you which facility that you have called.  They should also verify the location that you are calling and make sure that it is convenient for you.  The main reason people choose <a href="http://www.selfstorageowner.com/blog/self_storage_owner_blog.php" target="_blank">self storage companies</a> is that the location is convenient for them.  So make sure that you know where the facility is located.  The personnel should be able to give you directions as well as a landmark or two.</p>

			<content:encoded><![CDATA[<p align="justify">I was listening to a self storage call today from one of our clients and I started to giggle a little bit. The self storage manager told the caller that if she wanted an outside unit that she would have to shovel the snow away from the door in the winter. What? The first thing I said to myself is why would you tell a prospective customer that they will have to shovel snow to get into their storage unit. Well, as the call went on the manager went on to explain that the snow plows come through and get as close as they can to the buildings but that there is always some snow piled in front of the doorways. This made more sense but I still was not getting the whole picture. Then the manager went on to say that the office always has a shovel that the current self storage tenants can use to get to their units. That made me feel better, but I just kept wondering why the self storage property manager could not figure out a better way to keep the snow out from the doors and then provide great customer service. Maybe this <a href="http://directory.selfstorageowner.com/articles/article-10.html" target="_blank">self storage location</a> should rethink their snow removal plans for something more customer friendly.</p>

			<content:encoded><![CDATA[<p align="justify">I am a proud home owner who has a lot of things that I currently don’t use in my house. From clothes to files to kitchen tables, I have a lot of things that are not needed at this time in my life.  At the same time, I do not know what to do with it. All those extra items are sitting in my one car garage getting cold and moldy.  I know that self storage exists out there but I am not sure if I want to spend the money to use that service. I started wondering what is holding me back?  I bet there are many people in the same situation.</p>
<p align="justify">When people call in looking for <a href="http://directory.selfstorageowner.com/articles/article-31.html" target="_blank">storage</a> for the first time, it is up to the managers on site to give them assurance that they are making a good decision for their lifestyle. For me if a manager at a self storage facility asked me why I want to store, that is the first step to having me go ahead and renting. I am trying to figure out if I want to spend money to store my belongings so I can park my car in the garage during this wintery time of the year. For instance, last night it snowed, and it have been convenient for my wife to just pull the car out of the garage free of snow and ice, instead of watching her to go out there without a hat on trying to clear off the car in blistery coldness. </p>
<p align="justify">What I am getting at is this. If we as self storage sales people can find a way to determine the true needs of the caller in terms of storing, we can sell them on why they need it. Why have boxes stacked to the ceiling in a standard room, when you have company coming over with nowhere for them to sleep? Why place your antique wood cabinet in the garage when the temperatures can reach below 0 degrees or get as high as 100 degrees when you could safely store it in a <a href="http://directory.selfstorageowner.com/articles/article-33.html" target="_blank">climate controlled unit</a>? Is it worth $25 to $100 for convenience and to protect your assets?</p>

<p align="justify">I remember taking care of a customer and getting them all set up with everything that they needed to bring their experience to life. We were sitting down chatting about stuff other than their home theater system and building a great connection. Unfortunately, the time came to where I had to move on to the next customer and they wrote me a check for the transaction. I looked at the check to verify all the information was correct and then I looked at who they wrote it out to. They wrote the check out to Circuit City!!! I looked at the young lady and she looked back at me with a confused look on her face. I asked her where she was and who she was making this purchase from, she said, Best Buy. I agreed with her and then showed her the check she had written. She seemed embarrassed and then wrote the correct check. I asked her if I didn’t take care of her and if she got a better experience at Circuit City and she said emphatically, <em>No</em>! However, she was just there and she apologized.</p>
<p align="justify">As I evaluate <a href="http://www.selfstorageowner.com/documents/locations.html" target="_blank">self storage</a> calls and listen to the property managers talk to the callers and try to get them to rent, most don’t remind the caller about who just helped them. As most people are looking for pricing, they might call a couple of different facilities. It is up to you to differentiate that experience for them and engrain in their head which facility to rent from. Always end the call with, <em>Thank you for calling </em><a href="http://www.selfstorageowner.com/documents/athens_self_storage.html" target="_blank"><em>Athens Self Storage</em></a> (or your company name). This way the caller remembers who took care of them and their needs.</p>

			<content:encoded><![CDATA[<p align="justify">Being an active member in the community is essential for any business person, especially those in the self storage industry.  Sometimes this industry can get a bad reputation since people often only hear about self storage when shocking things occur.  Holding community events is an easy way to get the word out about what a great establishment you have, lets law enforcement know you are diligent, and gives everyone that warm and fuzzy feeling.</p>
<p align="justify">Here are just a few examples of what you can do:</p>
<ul>

<div>Sponsor a Safe Kid’s Day.  Local law enforcement can take children’s DNA and fingerprints so parents can keep it on file in case of an emergency.  The professionals can also make certain that car seats are installed properly and bike helmets fit correctly.</div>

<li>
<div>Accept canned goods to be donated to a local food bank or set up a donation box for Toys for Tots.  Give new customers a discount on their first month’s rent for a contribution.</div>
</li>
<li>
<div>Have a huge garage sale with proceeds going to a specific local charity.  <a href="http://www.storageconcierge.com/" target="_blank">Self storage</a> customers frequently have quality items they wish to get rid of, but are not sure how. </div>
</li>
<li>
<div>Invite members of the community to donate unwanted items. Even if participants are not currently one of your customers, the positive experience will help them remember your facility in the future.  It is always important in business how the local community perceives you.  Help make that perception a positive one, while doing good things at the same time!</div>

			<content:encoded><![CDATA[<p align="justify">Secret shopping comes in many different shapes and forms. In my business, we have the unique opportunity to have people come into our store to shop us looking and acting like someone who are interested in buying a product from us. They have particular things they are listening for us to say, they look around at the merchandising and then we get a report sent out to all the mangers. After we get those reports, it is up to us how we use those reports, to performance manage our teams. </p>
<p align="justify">Many people use excuses as to why they did not score high on these secret shops. I hear anything from, I was caught off guard or I had just got through talking care of three customers in a row, or whatever. When a secret shopper walks into our store, they have no intention on buying anything, but they are giving us a snap shot of how we take care of our actual customer base. Of course, we are not able to listen in on or get feedback from every shopper that graces our entryway, but through this method, we get a glimpse of how our employees are really treating our customers.  </p>
<p align="justify">As a manager, even I am secret shopped on occasion. I have to answer the same rules that I want my people to follow. Secret shopping is an awesome way to ensure that the coaching we are doing, as managers, are not ignored. I for one am thankful that a company as large as mine has decided to invest a lot of money to ensure that our employees are taking care of our customers. We have to realize, that if do not take care of our customers, we will not be in business much longer. </p>
<p align="justify">In the self storage industry, a shopper may call you on a busy day or at the end of the month. Even more important, a customer will always call on those days. We can explain away why we didn’t shine on our secret shop; we don’t have the opportunity to make excuses to our customers. They deserve our best every time we answer the phone or see their face. </p>
<p align="justify">If you’re in the self storage industry, it’s up to you to implement your secret shopping program when you receive the reports and call recordings. Take advantage of the opportunity to see your business through the eyes of your <a href="http://www.selfstorageowner.com/documents/self_storage_customer.html" target="_blank">self storage customer</a> and make a plan of how you can improve.</p>
<p align="justify">Just in case you were thinking it and did not want to ask, I scored a 92%. Not to shabby, but that just means that even we managers still have some work to do. </p>

			<content:encoded><![CDATA[<p align="justify">I think it is sometimes unbelievable that we do not ask callers or customers for their names when we are trying to provide great customer service. I see and listen to my associates and <a href="http://www.selfstorageowner.com/documents/self_storage.html" target="_blank">self storage</a> managers go through their whole presentation without even introducing themselves or gaining the customers name. Maybe the importance around that is not realized.</p>
<p align="justify">When you walk into a department store that does great with merchandising but not with customer service, how do you feel when you need service? On the other side of that, have you ever walked into an environment that you knew worked on commission? What was that atmosphere like and what do you see different in those two environments? </p>
<p align="justify">In the commissioned store, you will most likely see a person come up to you and introduce themselves, hand you their card or what not, and ask how they can be of service to you. In other places, you have to scramble around to look for some one when you need service. That initial contact is key to the rest of the relationship building you are trying to do with the customer.  </p>
<p align="justify">Would you hand your credit card information to someone over the phone you did not trust or have some rapport built with? I know I would not, unless I am paying a bill. However, if I wanted something and they were attempting to get me to buy it, I would not purchase from someone who was not courteous enough to ask for my name and try to get to know me a little. </p>
<p align="justify">What I am trying to get at is, some of us in the self-storage industry get upset or angry when customers decide not to rent from us or reserve a space over the phone. Some of us really cannot understand why. After each call reflect, on what you did  to build trust with that customer. Did I introduce myself? Was I someone they could trust? The first step to rapport building is just as simple as saying, <em>Hi, my name is  (Joel). What is yours</em>? The rest of it is up to you, but do not expect too much if you decide not to introduce yourself and take that first step to rapport building. </p>

			<content:encoded><![CDATA[<p>Let me ask you this: Do you drive a Kia automobile? Chances are very good that you drive a vehicle more expensive than a Kia. Why don’t you drive a Kia? It is effective transportation. It’s got a 100,000-mile warranty. It is well designed. But people want more for their automobile money than just basic transportation. They want something else for their money, so they drive more expensive cars. So if you don’t have the Kia of self storage facilities, it doesn’t really matter, does it? People are willing to spend a few extra dollars to get a better location, more perceived security, a few more amenities. And what they’re really willing to spend money on is the good attitude of your self storage staff. If you have a good attitude, people don’t care if your <a href="http://www.selfstorageowner.com/documents/self_storage_rates.html" target="_blank">self storage rates</a> costs a few bucks more to store with you. They’re happy to do it because they know if they have a problem, you’ll take care of them.<br /> <br />People would rather spend their money where they’re treated well, wouldn’t they? How many of you have walked out of retail stores because you weren’t acknowledged when you were standing around twiddling your thumbs waiting for some help? I’ve done some informal surveys on this question and find that usually three quarters of an audience at one of my speaking engagements will raise their hands on this one.  Your customers feel the same way.</p>

			<content:encoded><![CDATA[<p>When you are in need of a certain thing and you are thinking about where you want to go to purchase such a thing, what kind of thoughts run through your head? When I go into an establishment to buy something, I am looking for great service.<br />
 <br />
What do I mean great service? A couple of different components go into this. From the moment I walk in, the store should have a good feel to it. Some stores use soft music in the background to help, but a good feel also means a clean, well merchandised look. When I am walking around I expect all employees to say hi or some sort of contact so that I know they realize that I am there to shop in their building. Also, it would be nice to be waited on even though I might not need service. If I do need service, I want to speak to someone who knows their stuff and is passionate. This is what I expect when I walk into any establishment.</p>

			<content:encoded><![CDATA[<p align="justify">I was on the phone today trying to determine my stock option situation. I have money coming out of my checking account every pay period and going straight into my stock. Sometimes trying to figure out how all that stock stuff works can be very confusing. </p>
<p align="justify">My stock options are through Fidelity and they are amazingly helpful. They guide me through the website each time so I know how to do it next time. They usually answer the phone quickly (because I hate waiting on the phone) and ask me politely and professionally what I need. Today, the first person I spoke to did not know the answers to my questions, or he was not the one to field that question. He transferred me to another representative that did. The nice thing about it was that I did not have to tell them all over again what I needed. The first representative already filled him in. I thought that was awesome.</p>
<p align="justify">As the call proceeded, he helped me with my issue, and guided me through the website, which is very organized and helpful. As he was looking something up for me, he attempted to start some chitchat between us. Usually, I loathe chitchat on the phone because most of the time someone is trying to sell me something. This time, the representative was very sincere and we started to talk about football, which I love, and he loves. Before ending the call he asked me if that solved the issue for me and if I had any other questions. The overall experience was awesome and I felt unique, as if he does not talk to anyone else the way he talked to me.</p>
<p align="justify">When people call in to talk about their <a href="http://www.totalqualityassuranceservice.com/detail.asp?ID=471" target="_blank">storage needs</a>, you have to provide an unforgettable experience so they want to call back, reserve a space, and tell all their family and friends about your <a href="http://www.selfstorageblog.com/detailK.asp?keywords=Self%20Storage%20Unit%20Locations" target="_blank">self storage facility</a>. Determining what the caller really needs and attempting to take care of those needs is crucial. Finding common ground and chitchatting is a great way to build rapport and get the caller to come down and see you. When they come down and see you, they will most likely rent a space from you.</p>
<p align="justify">Before you pick up the receiver on your phone when it rings next, make the decision to step out from your norm and deliver and unique experience to your caller. Making the caller feel unique, versus giving them a robotic experience, will ensure another rented space for you.</p>

			<content:encoded><![CDATA[<p align="justify">You can’t fix a leak with some waterproof paint! Take my word for it. The sellers who we purchased our home from probably thought they were getting one over on us when they attempted to fix the leaking basement with some waterproof paint. It didn’t take long for Joel to see the paint bubbling up on the basement wall, followed by the inevitable puddle in the floor.</p>
<p align="justify">After a little hassle, we contacted the seller’s agent and between her and the inspector, they must fix the problem.</p>
<p align="justify">The <a href="http://www.selfstorageblog.com/detailK.asp?keywords=Industry%20News" target="_blank">self storage industry</a> sees a lot of tenants come and go. Some stay for years and some only need storage for a month. During the shuffle of furniture and treasures, there’s bound to be a few scratches and dents on the door of your unit. Walls might even get dinged. But keep in mind that maintenance issues should never be overlooked. If your security gate isn’t working, then just leaving it unlocked all the time doesn’t provide much security, does it? If you see the gutters becoming blocked, bring it to the owner’s attention or the maintenance person.</p>
<p align="justify">It’s important to pay attention to the major things and just as important to pay attention to detail. My opinion of the sellers and their broker is very poor because of this incident. I would not recommend them to others and would even tell others to avoid them. Your customers hold this power. Impress them and they’ll be your advocate when their family and friends <a href="http://www.selfstorageblog.com/detailK.asp?keywords=Sales%20Techniques" target="_blank">need storage</a>.</p>

			<content:encoded><![CDATA[<p align="justify">Sometimes we get a call that can really tug at your heartstrings!  Yesterday I took a call from a customer looking for a self storage unit because his mother who has Alzheimer’s disease had sold all of her belongings from her storage unit.  Luckily he was able to track down the person who purchased the items and recover them.  He was a little upset that he had to pay four times what they were bought for but at least he got them back.  She had several years’ worth of items and he wanted them back!!  He said she is obsessed with money right now and sold them because she did not think she had the money to pay for her storage unit.  He was very mad at her and I can understand but I also have worked with Alzheimer patients in the past so I knew what he was talking about.  I told him I have previously worked with that disease and that he should be patient with her.  She doesn’t really know what she is doing.  It’s a very horrible disease but there’s not much you can do but be patient and hope for better treatments or a cure.  Sometimes Alzheimer’s do get obsessed with certain aspects of their life as to keep control.  What I said to this customer seemed to <a href="http://www.selfstorageblog.com/detailK.asp?keywords=Customer%20Service" target="_blank">make him feel better</a> that I understood his frustration and he proceeded to reserve the self storage unit he was seeking.  By the end of the call I did feel sorry for him but at the same time I had calmed him down with my understanding of his situation.  There was a <a href="http://www.totalqualityassuranceservices.com/detailK.asp?keywords=Sales%20Training" target="_blank">need for self storage</a> and I helped out with a sad situation.  I felt good I could offer storage and some comforting words in his time of need. </p>

			<content:encoded><![CDATA[<p align="justify">I had a customer that came in last week that is in my store quite often. Whenever he comes in I say, <em>What brings you in this time Randy</em>. He responds the same way every time, <em>Well Joel, I have some more money to give you</em>. We both laugh and I say, <em>Good, now give me your wallet and I’ll take what I need</em>. Once again, we share a chuckle.</p>
<p align="justify">The reason Randy keeps coming back into my store is that I treat him with respect and provide great <a href="http://www.selfstorageblog.com/detail.asp?ID=602" target="_blank">customer service</a> every time. I acknowledge him by name and ask him how things are going. If I didn’t ask for his name during our first interaction, I maybe might not have had the same relationship with him as I do now.&nbsp; </p>
<p align="justify">When you are dealing in <a href="http://missouri-columbia-65202-paris-road-self-storage.storage-mart.net/" target="_blank">self storage</a>, sometimes you might have the person that comes in all the time wanting to add or take something out of their storage space. Also you could have that person who needs to rent multiple storage for their business. Whether they are on the phone or in person, it is good to ask for their name and to use it frequently to build <a href="http://www.totalqualityassuranceservice.com/detail.asp?ID=422" target="_blank">rapport</a>. I have heard some self storage managers that I evaluate ask for the caller’s name just to put them in the records. Most people want to feel like they are important not another number in your system. </p>

<p align="justify">This kind of <em>conversation</em> always hits a nerve with me. The reason is,we are doing the customer a disservice if we do not ask them what they are storing or find someway to ensure that size is the one that will fit all of their belongings.</p>
<p align="justify">We are here to provide the customer with the best service that they can get. What happens if the customer comes down to the site and is ready to store their belongings and they find out that they need a bigger size? What would happen if the size that they needed, the facility just filled an hour ago? This customer would be angry and maybe decide not to rent from that facility and the business is lost.</p>
<p align="justify">We cannot be scared to ask the caller what they are storing. This way we can</p>
<blockquote style="MARGIN-RIGHT: 0px" dir="ltr">
<p align="justify">1). Ensure that they are not storing things that are not supposed to be stored in the space </p>
<p align="justify">2). Ensure that the size will accommodate their belongings.</p>
</blockquote>
<p dir="ltr" align="justify">The caller would then be happy because we asked them and now the size they are paying for is the size that best fits them. Go above and beyond for the customer always, but sometimes doing the basics, will win you over with the <a href="http://www.selfstorageblog.com/detailK.asp?keywords=Customer%20Service" target="_blank">customer</a>.</p>

			<content:encoded><![CDATA[<p align="justify">Customers are what make just about any business function.  Without customers, there would not be any businesses running.  We all either give <a href="http://www.selfstorageblog.com/detail.asp?ID=563" target="_blank">customer service</a> or receive customer service in one form or another in this life.  Being that a large sum of my work involves customer service, where I offer customer service, I need to make sure I offer the best customer service I possibly can.  Offering customer service and offering the best customer service is what sets a business apart from the rest.  Customer service is the primary determinant of the quality of service that a company delivers. Working for an inbound call center, the type of customer service we offer can either further us or it can take us down.   A good customer service practice in our environment, since we focus in self storage, is to let the customer think they are in control of the situation as they are speaking to us.  They are the ones who called needing storage, and thus they will assume they are making the decisions.  While they somewhat are, we can also sway them into reserving because of the availability. Hiring the right sort of people to work in customer service is also crucial.  If you don’t hire the right sort of people your <a href="http://www.selfstorageblog.com/detail.asp?ID=600" target="_blank">customer service</a> needs will not be met.</p>

			<content:encoded><![CDATA[<p align="justify">Working in the call center may not seem like hard work but it is serious business. There are a lot of callers who are pleasant and some are unhappy but, because I am trying to make a living, I do my best to treat them with <a href="http://www.totalqualityassuranceservice.com/detail.asp?ID=393" target="_blank">respect</a> and to have fun.  There are crank calls and prank calls and sometimes it is a bit aggravating to answer the same prankster for several calls in a row.  Generally, I get the last word with the little cuties having nothing better to do than to ask how many dead bodies can fit into a 10 x 10 storage unit.  I generally find a way to encourage them to stop calling. </p>
<p align="justify">Last week there was a caller who was not in the category of a harmless prankster.  The first time I spoke with him I felt that something was off in his conduct.  He was slurring his words, breathing heavily and his questions and responses were not focused.  He gave a name and telephone number and sort of half-sobbing sigh before he hung up.  I had a queasy feeling as though a rodent had run across my foot and related the experience to my coworkers.</p>
<p align="justify">My coworkers remarked that they were getting hang up calls on that same line and it was getting annoying.  We all sighed over the quirks of human nature and laughed it off.  Then he called again.  Sometimes people do not realize that if you are on the phones all of the time you develop a memory for voices and speech patterns the same way that you would remember faces.  I knew it was him even though he gave a different name and telephone number.  I resisted the impulse to give him the satisfaction of reacting to him.  After the third conversation with him there were no more calls.  I mentioned the caller to the on-duty supervisor.</p>
<p align="justify">Last night a police officer called asking if anyone at this number had received disturbing calls so the supervisor transferred him to me.  The officer advised me that they had a juvenile in custody and that many women in that area had complained about receiving these calls and his conduct.  Evidently some women had become distraught on the phone as his conduct became more aggressive, vile and threatening.  He had an extensive diary of the calls he had made. (How stupid can you get?)  The officer was calling all of the numbers to let us know that the young man had been arrested and to gather any details we could provide and to assure us that this would stop.  I thanked the officer but assured him that I am an uppity old lady with considerable distance between me and the storage facility; I was not concerned but did ask the officer, if he could, to give the little brat a thump on the head for me.  I hope that while he is in custody he has the opportunity to read this <a href="http://www.totalqualityassuranceservice.com/detailC.asp?Category=Quality%20Assurance%20Services" target="_blank">business blog</a>.</p>

The nice part for the caller is that it does not cost them anything to get a price quote.&nbsp; Giving a price quote is a service we are rendering a caller without a fee.&nbsp; A free <a href="http://www.selfstorageblog.com/detailC.asp?Category=Services" target="_blank">service</a>, unheard of!.&nbsp; Of course the smartest thing for the caller getting quotes is for them to go ahead and place a unit on reserve.&nbsp; While we are more than happy to give out price quotes for a self storage unit and go over all the amenities, reserving the unit is always wise, being that storage units are pretty much always limited.&nbsp; Also, the caller aside from getting the price quote, can find out about any specials that may be available.&nbsp; So yes, calling to get price quotes is still free of charge.&nbsp; If you call to get your daily horoscope, you pay a fee to get that information. Administering information to a consumer does take time and manpower but giving price quotes for free is a good start to get that reservation for the caller.</p>

One evening she took a call from a woman who needed to rent a self storage and she did just that.&nbsp; Over the next 14 minutes, Glennetta helped her determine the size of a unit that would work for what she needed as well as answer other numerous questions that this caller had.&nbsp; She wanted to make sure that they understood the storage unit process and took full advantage of Glennetta&#8217;s expertise.&nbsp; To Glennetta’s surprise, at the end of the call, the customer asked to speak to her supervisor so they could “tell them what a fabulous job she did”.&nbsp; </p>
<p>She told the supervisor:<br />“She did an amazing job.&nbsp; I’m a manager for Nordstrom’s and she was so… there’s a difference between friendly and being warm, and she was very warm. It was actually a really nice experience to be on the phone with her.&nbsp; She just had this warmth to her where you felt kind of connected, especially for speaking with a total stranger.&nbsp; So I just wanted a supervisor to acknowledge her for that. She did a fantastic job… She was a sweetheart!&nbsp; Glennetta was very warm and did a great job”.</p>
<p align="justify">It&#8217;s encouraging to get complimented like this and especially by a &#8220;total stranger&#8221;. </p>

			<content:encoded><![CDATA[<p align="justify">There’s a new Taco Bell in my town. It had been there for a while and then one day the building was completely demolished to the ground and they began building it back, from scratch. Unfortunately, I think they did the same thing with the employees they had at the time. </p>
<p align="justify">Since the new building has opened, I’ve eaten there twice. Each time some one went through the drive-thru and brought me a meal. When I bit into that first anticipated bite of yummy, spicy goodness, I was distraught to find it was not what I ordered. My baja chicken chalupa did, in fact, have beef on it! Normally, I’d keep eating but Taco Bell beef always upsets my tummy, so I couldn’t eat the rest of it. I looked at the receipt and sure enough, there were the letters “CHK”. I can only assume that those three letters verified that I had requested poultry and not cow. </p>
<p align="justify">Yesterday my sister was on her way to my house and called to ask if I wanted anything from Taco Bell; she was in the drive-thru. My mouth watered and I thought about my favorite food from there- a baja chicken chalupa. I could hear her ordering it just moments after I told her what I wanted. She even asked for extra fire sauce. A few minutes later she came through the door, bag in hand, and gave me the taco. I eagerly unwrapped it, poured on the fire sauce and took a large bite. After the taste of the baja and fire sauces calmed down I realized that something didn’t seem right. I could feel my tummy already telling me to stop immediately. I peered into the taco and there it was… COW. Not again!</p>
<p align="justify">I thought about calling the establishment and letting them know about both instances in which they’ve put the wrong meat in my chalupa. I didn’t make the call, but I probably should have. What would it have changed at that moment? I’d still have been sitting on my couch with Betsy in my chalupa. I wasn’t going to go out right then and get a replacement, so it seemed futile to make the call.</p>
<p align="justify">This particular location is not the only Taco Bell in town. In fact, the other location is closer to my house, it’s just that this location is nearer the places I most often frequent, namely Wal-Mart. I have decided not to go there again. I can drive to the next exit down from mine and get what I want and know it’s the right order.</p>
<p align="justify">Luckily for me, there is more than one of the same establishment in my town. Even if there weren’t another Taco Bell, I’m sure I could find somewhere selling Mexican food. Self <a href="http://missouri-columbia-65203-self-storage.storage-mart.net/" target="_blank">storage</a> customers probably wouldn’t give a facility two chances to mess up their “order” or treasures. All it takes is sometimes one mishap and they’ll go to the next guy down the road who sells the same thing, or something similar. It’s important to pay attention to each customer and what they need. </p>

			<content:encoded><![CDATA[<p align="justify">During my second week at PhoneSmart, I thought my future with self storage was coming to a quick end. I had made a few reservations, but still wasn&#8217;t sounding confident enough on the phone. Really, I was psyching myself out, but with Robin and Dana&#8217;s help, I was able to find my place at the call center. I began working in the outbound department late in the day on Friday of my second week. I was immediately relieved to find that there wasn&#8217;t so much pressure to make reservations in this department as the focus was to make contact with potential customers. Laurie, our fearless outbound manager, seemed very happy that I was joining her team and made me feel very welcome and comfortable with the work I would be doing. I began learning about the research involved with outbound in order to ensure our customers have the most convenient location to utilize. It seemed easy enough since I was already familiar with the Google Earth program at home. However, the trick with outbound seems to be keeping all the work we do organized, because tracking is very important to determine storage trends. Which, in my opinion, is the basis for running a successful business.&nbsp; Nevertheless, once I started making calls I found that it was much easier for me to work at my own pace and speak with answering machines more than people. Now that I&#8217;ve gotten more familiar with the work involved with outbound I feel myself getting better each day with only room for more improvement.</p>

			<content:encoded><![CDATA[<p align="justify">Customers in the call center sometimes make unreasonable demands or expect that we have a magic wand that unlocks their delinquent unit, as if we are setup in an outerspace hub with satellites that control the <a href="http://kansas-merriam-66203-self-storage.storage-mart.net/" target="_blank">self storage</a> universe. </p>
<p align="justify">Our reps calmly bring them back into reality and give them as much help as they can. Sometimes a call like this only takes 20 seconds. Then there are the “others”. They are like a child running through a gift shop, knocking off all the glass figurines, screaming and throwing himself in the floor because he can’t have a candy bar. </p>
<p align="justify">The reps handling these calls can sometimes feel like the mother of that child. On the inside, she wants to grab him by the arm and set him straight, but she’s mortified by the public display and aware of all the onlookers. So she says, in a hushed yet stern voice, “That’s enough!” or maybe she gives into him and hands him the candy bar just to keep him quiet until they get in the car. When any human being is treated disrespectfully, they are offended, but it’s the professionalism that comes out of our reps in these situations. They remain calm, cool, and collected. That’s not to say that on the inside we aren’t sometimes appalled by the vulgarity of a ranting tenant, but our job is to control the situation and reach some sort of conclusion. </p>
<p align="justify">Kudos goes out to any customer service employee who understands, first-hand, the self control it takes to remain calm.</p>

			<content:encoded><![CDATA[<p>Don&#8217;t be a butt about your butts<br />&nbsp;<br />Looking at the title it may seem that I am referring to a part of the human anatomy; actually I am referring to cigarette butts.&nbsp; I went to a restaurant and saw a host of employees smoking in the designated smoking area, which was okay. What was not okay was the mess I saw when I left the restaurant! There were cigarette butts everywhere on the ground and the grass. I not only reported this to the manager but I escorted him to the area. I did ask for the regional manager contact information, as this was a bad reflection of the restaurant.&nbsp; </p>
<p align="justify">As I pulled away from the parking lot I heard loud disagreement from one of the smokers. I assume the manager asked him to clean the butts up and he disagreed. It is hard to increase sales of your establishment if your facility is not presentable enough to attract customers to your facility; whether it is a restaurant or a <a href="http://kansas-kansas-city-28616-eaton-66103-self-storage.storage-mart.net/" target="_blank">self storage</a> facility.</p>
<p align="justify">At my place of employment at the call center, we have a designated smoking area. In the smoking area there is a cigarette receptacle. This helps eliminates cigarette butts being on the ground or anywhere else. A simple item can make a huge difference in the presentation of the building. If you are asked to pick up the butts from your cigarettes then do so and don’t argue about a butt that obviously belongs to you.</p>
