Attitude is everything when it comes to selling a storage unit. When dealing with callers you have to stay positive and treat every call as a new opportunity. It is important to keep your spirits high when the manger calls come faster than the opportunities for a reservation. There are some tips to help keep you consistently getting reservations or hot leads. The one thing that I learned in both telemarketing and storage sales is that you have to assume the sale. There are several ways that you can do that.The first thing that I would suggest is to assume the customer is a buyer not a shopper. Assume that they need storage now and they aren’t thinking about storage in the future. If you think of them as shoppers you may not get all of the agreements that you need to make the sale. You should also try to get in the other person’s shoes. Try to think like the consumer. Think of what makes you want to buy things and incorporate that into your strategy and presentation. Assuming a customer rent will help you to stay in a positive frame of mind to move the caller along to closing the sale. Welcome to the self storage blog, our self storage diary. Today I lead several roundtable discussions on self storage trends in demand forecasting. I talked with about 40 self storage insiders in the Colorado mountains about how watching your call wave patterns, your walk-in traffic, your payment and rental activity, your rental truck traffic and your website visits, you can assemble a picture of how demand works at your property.
This is helpful in anticipating and forecasting staffing needs, revenue generation and inventory needs. It will also help you see if you are on track. By noticing an above or below forecast day or week, you can reexamine your business to see if there is a problem or condition in your market, a problem in your business practice or maybe just an error in forecasting.
As our self storage industry gets more competitive and demands that we invest more money, it becomes increasingly important to know more and more about it.

Welcome to the self storage blog.
The ISS self storage convention in Miami started today. It looked like the best attended session was with Jim Chiswell. He always draws a crowd. I think it is because he is good at hammering home the main points he has been stressing for a long time…and he always comes up with a few new and interesting things to talk about. He seems to constantly rethink his “stump” speech, always trying to make it more relevant. He is also not afraid to learn. He brings new experiences and new insights to each of these events.
Tomorrow I am doing one of my “Stump” speeches. It is my “Sales 101” geared to self storage. We are calling the session “Winning Sales Strategies”, because that is what the whole “Sales 101” concept is all about. Get a good game plan. Get a good play book. Keep practicing and then get out there and play your game to the best of your ability. Your customers and potential customers will not always cooperate, but very few opportunities will get by you without you being able to put some points on the board.
I’ll let you know how it goes.

Welcome to the self storage blog.
Today the Miami ISS show is getting started. I hope lots of people turn out. Miami is an interesting place to go. It is where the U.S. meets the Caribbean. It is where New York meets the South. It is where English meets Spanish and Creole. It is also an interesting self storage market. There are quite a few operators who do well here. Miami is a thriving metropolis with lots of people moving and buying and selling homes.
One session I am interested in attending later is about the future of urban storage. We assume that urban areas are good for our business. I’ll be curious to see what trends are expected impact the urban operators.
I’ll also be setting up the trade show booth for PhoneSmart. That is a ritual that allows the vendors to meet and greet each other and see who is doing anything new. It should be enjoyable.

The Inside Self Storage Expo and Conference will be Tuesday November 29 through Friday the 2nd of December in Miami.
There will be some excellent seminars, including a session I will lead, called “Winning Sales Strategies”. The seminar will be at 8:00 am for you early risers on Wednesday the 30th of November.
