    Many people do not have enough storing place in the home. Even business houses have excess inventory from time to time. The best way out in such a situation is to call any company that provides portable mini storage option and ask for one. They are the best option for harried souls who find themselves knee-deep in essential items. The service can be used under various circumstances. They are ideal for homeowners who are renovating their home and need to temporarily store their household items in some other facility. If they decide to keep their portable mini storage in their premise, they must check with local authorities and see that there is no restriction on that. Most of these units are made of aluminum or steel to protect the contained units from the outdoor elements. If the customer decides to store their units with the company, then it can either be outdoor or indoor. Even in the outdoor location, companies maintain a high level of security so that no unauthorized person gets near the stored units. Some companies also provide a climate controlled storehouse options for items that have to be stored in an optimal temperature. But whatever option they choose, the customer must insure their items that they are storing in the units and so consult with their insurance provider regarding it.

    Though the size of the container may vary from company to company, the standard 12 inches portable mini storage can store all the furnishing and belongings of a one bedroom home or condo while 16 inches can store the entire belongings of a small house or that of 2 bedrooms homes. If the customer has a three bedroom house or more, then she may have to book a 20 inches unit. If moving through states, portable mini storage can come in handy. But first check that the provider has the license to cross state lines. There are many companies that offer this service, it is better to see around for getting the best deal. Many provide additional services like packing and moving facilities, so asking about them at the time of booking is also a good idea.

  • Wine Storage Tips

    Wine retains its quality only when it is preserved under optimum weather conditions. Otherwise, its quality suffers and it loses its charm. Just like human beings, their favorite drink also ages as time passes and hence it is very important to store it in a good wine storage to retain its youthfulness that is expressed by its flavor. The factors that need to be manipulated to preserve the desirable characteristics of wine are air, temperature, light, vibration and humidity. Each of them has the following effects on wine.

    • Air accelerates the aging process in wine. It oxidizes wine and makes it age very fast. This changes the flavor of wine. In no time the intoxicating taste will turn out to be an offensively sour taste. Hence wine should be stored in glass containers and corked up. This will keep the wine out of contact with air and hence slow down the aging process. Though a little air might always be present in a wine bottle, using a moist cork will keep away air from outside. If the wine is stored in the wine storage horizontally, the cork will not crack or shrink.

    • The optimum humidity for preserving wine is 70 percent. If it is greater, the cork will develop fungal and other organic growth whereas under dry conditions the cork will shrink or crack letting in air.

    • The best temperature at which the alcoholic beverage can be stored is 50 to 55 degrees Fahrenheit but the lower limit and the upper limits can always be stretched to 40 degrees on the lower side and sixty degrees on the upper side respectively. Temperatures lower than the permissible are going to shrink the cork which is going to let in the air and temperatures higher than the permissible are going to age the beverage rapidly.

    Even though stored in a wine storage with good temperature control amenities, a factor that has a significant impact on the ageing of the beverage is the rate of temperature fluctuation. In a given period of time if the temperature falls or rises or rapidly, the wine is going to deteriorate. If on the other hand, if the temperature remains fairly constant, whether high or low, in a given period of time, the beverage is not much affected. 

    • Light is the next agent that causes damage to the beverage. Exposure to light, especially UV rays causes damage and even though the bottles are coated with UV filters, light rays still manage to enter the bottles resulting in an offensive flavor. It is better to place the bottles in a wine storage where light does not enter, or in a room which has fluorescent bulbs rather than incandescent lights as the latter are known to emit more of ultraviolet rays.

    • Vibrating the bottle that contains the beverage is also said to have an effect on the aging process of the wine as vibrations tend to stir up the sediments from the bottom of the bottle which accelerate the process of aging. The beverage should never be shaken just before consumption.

    If a person is not a regular drinker of the beverage and wishes to drink it months after purchasing it, he should store it a wine storage where it is protected against all factors that promote its aging. Some people prefer to store this elite drink in cellars, but proper cabinets are always a better option.

    Storing your household items like beds, tables and chairs can be pretty difficult, especially when the house is too small to accommodate all the items. When moving from a big house to a small one, many of the items of use are rendered useless. Hence they should be stored well as they are valuable. It is better to store them in specialized furniture storage houses provided by firms offering storing services. But there are certain preliminary factors that have to be taken care of before packing the items for storing them.

    • It is always better to plan out the items that need to be stored before packing them. There is no point in haphazardly packing things one after the other for storing them. One needs to observe the items that he would be requiring for immediate usage and for usage in the near future. The items that are to be stored should be carefully identified. They should be the ones that will not be used for some months to come in the future. Otherwise one will have to keep visiting the storing units every now and then which can be a pretty laborious and time taking task to do.

    • Furniture storage should not be dumped with any item that finds rare usage. When shifting from one house to the other there will definitely be some items that will not find place in the new house. The items that are in a good condition can be stored. It is better to dispose the others even though they might not fetch a very good price.  

    • A list of all the items that are to be sent to the storehouse should be made. Then it is better to categorize the items according to their monetary worth and get those items that are expensive insured. Though the firms provide quality storing facilities they cannot be taken for granted. The furniture storage might be subjected to some kind of calamity due to which the items kept in it might get damaged.

    • A specific pattern of arranging things in the warehouse needs to be followed. Those items that will be required the least should be put at the extreme end of the storing place while the ones that are frequently utilized should be put towards the nearest end as they will be easy to access from there.

    • Though many of the storing firms pride good protection to the items stored in them, there are some preliminary measures that one has to take in order to protect the items in them. The furniture storage places usually keep the items in clean and neat rooms but protection of the individual items is not ensured by most of the firms.

    Some of the precautionary measures are that the items should be wrapped properly in cloth or paper packaging to prevent getting scratched. They can be packed in bags, plastic covers or bubble wraps for that additional covering. It is always a better idea to wrap wooden and metallic furniture in covers that offer hundred percent protections against humidity as humidity tends to damage wood and corrode metal.

    All mattresses and upholstery should be packed in such a way that there is free flow of air through them. Otherwise in the furniture storage some fungal growth might develop.

  • Boat Storage Winterization

    Winter is approaching and it is time to think about protecting private cruisers in the best possible manner as they are one of the biggest investments that people usually make in. By following some simple boat storage guidelines one can maintain his cruiser for a long time in a good condition. This starts with making concrete plans on the procedure to be followed for storing the cruiser.

    Cruisers are stored for long periods of time, to the tune of some months, in the storing spaces. Hence, a routine should be followed in preserving them in good working condition. During winters the extremely low weather conditions can be detrimental to boats. The motor and the trailer also need to be taken care of along with the boat. If one is careless about the storing procedures, the boat will get damaged and might not survive the harsh climatic conditions. Boat storage requires working methodically and regularly to maintain it in good condition. There are some items that are required for protecting the cruiser against the severe winter conditions. They are oils that prevent fogging, stabilizer of fuels, sprays that prevent corrosion, spray lubes, trailer jacks and toolboxes.

    The fuel stabilizer is a very important substance for motorized vehicles. One of the foremost things that have to be done is to add the fuel stabilizer in the ratio of one ounce of stabilizer for a gallon of the gas in the fuel tank. The fuel tank needs to be kept full to prevent the residual gas from condensing, getting oxidized and ultimately getting spoilt. In the case of the absence of any fuel that is not doped in the fuel tank, before sending it to the boat storage it is preferable to drain the fuel apparatus. The VRO and OMC motors should be drained.

    The next thing that should be done is to start the flusher and leave it on for about fifteen minutes during which time it will get warm. The fuel that is treated should spread throughout the entire apparatus. Next, the carburetors should be coated with the fogging oils. A number of cruisers come with a mechanism that makes this process convenient. Finding inlets might prove to be difficult at times, but the process is inevitable because giving a fogging oil protection to the carburetor is of utmost importance for maintaining the cruiser in a healthy condition. Usually the engine tends to smoke excessively during this procedure but such behavior is seen to be absolutely justified under the given conditions.

    The next step of the boat storage winterization process is to detach the flusher and draining the gear apparatus after the motor is run. The gear apparatus should be drained free of water with great caution because otherwise the water in it might freeze causing the gear case to burst during winter. The presence of a milky fluid is an indication that the prop shaft seal needs to be replaced. Avoiding this activity might result in complications later on. After this, the spark plugs can be inspected for their working condition and if there is any defect, they can be replaced.

    The other steps of boat storage during winter requires spraying the fogging oil on the cylinders, cleaning the housing and electrical connections of any dirt or grease and spraying anticorrosive chemicals on the connections, cleaning the steering cable, disconnecting and removing the batteries and treating them with anticorrosion chemicals.

    One of the best self storage secrets is the selling of moving and storage supplies on site.
    Inevitably, no matter how prepared a self storage user thinks they may be, there is always something they may need. Why not make sure they can purchase it while renting at your facility? Simply having the supplies on hand will definitely lead to a sales increase.
    Many self storage business owners offer locks to purchase on site, as new tenants are required to place a lock on the unit at the time of rental. But what about some other items they may need before ever coming in to store?
    Boxes are one obvious choice, but the storage facility that offers an “extensive line” of moving and storage supplies has better chance of watching their sales increase.
    Think about it! How many customers call to inquire about rental rates for storage units? These are people you know are going to be in need of moving and storage supplies. Why not make them available for purchase at your own facility? Try using this phrase at the close of a rental inquiry call, “We carry an extensive line of moving and storage supplies, so please drop by if you need anything.”
    Even if you don’t have the best rate or the right size, you can still offer something you know their going to use! If your facility is “conveniently located” near the home of a potential renter, you might be able to offer your services whether they store with you or not. Help them out with their move, and you might even get them to use your storage. Offering moving and storage supplies can also bring customers to your facility for a site visit (whether they know it or not)!
    Don’t forget! If your facility does happen to sell boxes and a shopper comes in to purchase one, make sure to ask if they are going to eventually need storage as well. You may just turn a box sale into a storage rental.

    Tressa L, Phone Smart newbie raises an important topic for new tenants
    Welcome to the PhoneSmart self storage blog, a diary of the self storage industry.

    There have been a series of calls coming in from customers who have just finalized their paperwork, received their access codes and are ready to store.
    Generally the customer is going down to the facility to finalize the paperwork and then leaving to return later with their belongings. When they get to the gate they are unable to access because the gate code is not working.
    One way that we can help from our center is that during our closing we run down the fees and other items to let the customer know that they should make sure the gate code is working and that they have their lock on the door of the unit. For customers who have returned when the office is closed and a manager is not available, calm down and take a deep breath. It could be something wrong with the gate or something wrong with the code. We realize that this could be an inconvenience, however if you bear with us we can help you leave a message for the manager and they will make sure everything is taken care of. Remember it may be raining today but the sun will come out tomorrow!!

    Customer service with a touch of sales

    Your confidence level could make or break a call. Either you’ll leave the customers feeling like they’re ready to complete the transaction, (as long as everything else goes well… pricing, location, etc) or you’ll leave the customers just plain confused and uncertain about completing the transaction with your company. The more knowledge you have about what you’re doing the more confidence you’ll have when dealing with the customer… and it shows.

    Here’s a few suggestions that you may want to implement into your training.

    You normally would find one of 3 different types of rental inquiry callers:
     “I’m not quite sure and I have no idea what I’m looking for. Can you please help me?”
     “You don’t need to tell me anything I’m not asking you.”
     “I think if you simply answer my questions without first finding out a few things, then you’re not helping me to the best of your ability. “

    If the 1st question a customer asks is “how much are your units?” What ever you do, do NOT simply answer their question. Why? Because you don’t have enough information to ensure that you are giving the caller the right information. Of course you’ll have callers who may get frustrated at first because they don’t understand why you didn’t give them the answer they were seeking. So in any case, always explain yourself.

    Ever been to a doctor/dentist who simply said “time for your check up” and starting probing and prodding without ever explaining what they were doing? How did you feel? Confused? Concerned? Wondered what in the world are they are doing? Not such a good feeling.

    Even though you want the caller to play by your rules, you definitely want to explain what you’re doing and why you are asking certain questions to help the caller feel more at ease.
    Example:
     “Well, let me ask you a couple of questions first so I can make sure I give you the correct information, o.k.?”
     “How long are you renting for so I can see if I can get you an extra discount?”
     “How soon do you need a unit so I can see what’s available?”

    Practice answering questions with a question to help get the ball back in your court and keep the flow of the call moving. You don’t want to lose the caller because you gave them all of the information they were seeking before you could get the information that you needed to make sure you helped them to the best of your ability. Remember, any question will do, so long as it relates to their question.

    Example:
    Caller asks “Do you have any specials?”
    Try… “How long are you renting for so I can see what type of specials we have?”
    During the conversation, you want to get as much information as you can.

    Even if you answer a customer’s question, counteract with another a question behind it… like tennis. Keep it going, if you don’t, game’s over!

    Think of it as “give and take”. Good interaction with your customers is key for Great customer service with a touch of sales.

    Welcome to the self storage blog, our diary of our experiences in the self storage industry.

    Our call center employs several Spanish (bilingual) speakers as an added convenience to our customers. At any given time we are ready to take any calls for people that might feel more at ease speaking Spanish. I was listening to some internal calls for quality checks and one caller started out speaking English with one of our reps.

    At one point in the call they switched to speaking Spanish. You could tell by the tone of the call that the caller immediately felt more comfortable speaking Spanish. This increased comfort level made it far more likely that we could close a sale for our client company on that call.

    Are you able to offer your customers options when they call? Even knowing a few phrases in Spanish will help you with a Spanish call until you can transfer the call to a Spanish speaker.

    Being able to be flexible and accommodating to your customers will pay off for you in the long run. Word of mouth in cultural communities is free advertising. Cultural communities are very loyal to those businesses that can help them fairly. At the same time, a bad experience can spread like wildfire through a community. Be careful how you choose to present your business, it can mean success or failure.
