AUSTIN, TX – June 14, 2012 – SpareFoot has released an infographic presenting surprising statistics about the self-storage industry. Having doubled its footprint within 5 years, the niche self-storage segment is the “hidden giant” of the real estate industry.

The increase in self-storage real estate demonstrates the rapid increase in consumer demand, particularly in the United States, which makes up nearly 86% of the global self-storage market.

The infographic also highlights how self-storage is a segmented industry. The data supporting this argument is jarring: As of 2011, 90% of all self-storage companies were owned by small business entrepreneurs. Less than 9% are owned by the four largest publicly traded REITs.

About SpareFoot

Do you like your name? What is in a name? Do you as a self storage company put a lot of stock in making sure you have the right name for your company? Would you change your name in order to be more competitive? It is sure that self storage companies go through some sort of thinking process to try to figure out if the name of their self storage company is good and will attract customers. Most companies try to think of something clever that will stay in the minds of customers.

I don’t believe that I have heard anyone say they decided to store with a company because of their name, but I have also heard of customers turning away from a company because of their name. So a name is important in one sense but in the long term you still have to have a good company to back up your name. Customers will associate your name with the quality of service they got from you. So in short, what is in a name, the ability for you to gain the respect of those needing storage.

We all should hold ourselves accountable for our actions and need to ensure that we are doing the best job we can do. That is not always the case though. We like to blame others sometimes for our short comings and also for our faults. It is easier to blame someone else than it is to accept responsibility. When someone tells you to take some pride in your job what do you immediately think? Are you taken off guard? Do you feel you have to be defensive? What goes through your mind? Hopefully the person that tells you that, if you hear it at all is the person that your report to.

What does that mean, take pride in your job or work? That means just as it is stated to take pride in your work. When you come to work you should be focused on doing your best job that you can do. When you are in the office you should always put your best foot forward. Don’t be lazy and take advantage of every good situation you can while you are there. Taking pride in your job is not just coming in there and doing enough to make it through the day. If you just come in and do that, then your day will be long and boring. Make something out of your day.

If you are not sure how to take pride in your job, think of something that you love to do and that makes you happy. Why do you like that thing so much? What would do you if you could always do that instead of anything else? You would probably be very happy and you will do your best with that. What would happen if you applied the same thoughts and happiness that you do for that to your job? I believe you will find a whole new world and new thought process.

Not everyone loves their jobs completely, that is an extreme understatement. What get’s people through is that they know what this job means to them. They know that if they do a great job with it they could possibly move up or in some professions help out other people who are in need of their help. It really depends. Just find something that you can depend on that can drive you to do a great job. It does not have to be something big. In fact it could be something like the idea that you can come into work early and get off early before the day really starts. You could choose something like you and your boss get along great and they are making working there bearable. Whatever it is just hold on to that and use that to catapult you into wanting to do all your job duties to the best of your ability.

Ok. I am going to say it right here and now. Customers do not always know what they are talking about when they are looking for self storage. Ok the truth is out. I am making light of this topic, but the truth is that self storage customers seem to call with some outrageous, preconceived idea that they know more about storage than any storage agent or property manager. That is just like telling me that I do not know more than a rocket scientist. Ok, well that is a bad comparison, but you know what I mean. There are millions of different professions out there and the person that is actually doing the work will be the one who knows the most about it.

It is just silly to think that if you have never rented storage before that you could walk into a self storage facility and tell the manager what you want. That manager will do their best not to laugh in your face and to take over the conversation. They have had many people walk into their office and let them know what the deal is. There are actually customers who get mad when the manager does not give them the answer they want to hear. I am sorry, you are naïve to think that you can get a one hundred square foot unit in New York for only fifty dollars. Unfortunately people will freak out when hear they are not going to find what they are looking for, but the manager is prepared. They just have to make sure they do not laugh at the customer. That will make the customer mad.

Self storage customers are a different breed of shoppers. The reality of it is that they believe that they can assign a value to an empty space, they are always way off of their mark. Now if a customer has done their due diligence and done some shopping around then they will find that maybe their idea of storage prices are not where they thought they should be. Sometimes it is not just the price the self storage customer has not thought about when they are calling. They sometimes want the self storage managers to be mind readers. They want the managers to figure out what the customer is storing then recommend the right size for them. This is magic act that I love to see.

Customers call looking for self storage and they are not sure what they are storing at this point. They just do not think about the idea that they just do not understand that the price is completely reliant on the space you choose. The space you choose is the is dependant on the amount of things you are storing. So as you see, if you do not know what you are storing then you can’t be given an accurate price. This is where it gets tricky. When a customer hears that, they just want to know all the prices and then choose which one they will store in later. Well that is not how it works. Self storage managers do not just want to give out a bunch of prices. They want to give a price and then have the customer rent. Customers do not always realize this. They feel they are entitled to the price and the manager should honor this.

To wrap this up, the people that are working in storage are the storage experts. Customer should stop arguing with them and let them be of service. The manager wants to help these customers if they are allowed to do so. There are many times in which the manager and the customer will not agree on something. Most managers will do their best job to assist a customer with any situation they are involved in. As a customer, whatever you do for a living, you will be the expert in that. No matter how much research you do, there will always be the person at the store, that is more of an expert than you are.

Many would say that in life you do not have a choice on many things that you encounter. They will say that life will deal you whatever hand it chooses for you and you just have to deal with it. What a great existence and thought process. On the other side many people who feel this way still role with punches and try to feel that they are the ones that are making the correct choices for them and the people in their lives. If you tell the majority of people that they do not have a choice in a particular matter, they might not be happy at all and would tend to pull out of that situation. We all, no matter what we say, like to be in control.

When you are looking for a self storage unit, you should be the one who is making the decisions. You are the one that is saying that you want or do not want a self storage space. No one can talk you into renting a space month to month. All decisions you have to agree with. The manager on site is just there to help aid you to make decisions but they will not make the decision for you. So when it comes to storage versus life, you are in the driver’s seat.

Some times when it comes to self storage, there are a lot of decisions to make. The great thing about self storage is that you have more than a handful of not so complicated decisions. When a manger is listening to your situation and they are offering you their help, they might give you alternate choices. They will use alternative choices in order to help you to narrow down things to make your decision easier, but they are not the one making the ultimate decision. Alternate choices could be as simple as do you want to come down today or tomorrow. Would you like a climate controlled space or a standard space? So they are asking you these questions to help get you to the point where you can make a decision that is beneficial to your situation.

There are some people that feel that when a manager gives them an alternate choice, it is their way of controlling the sale. This is true and not true at the same time. The managers at the self storage facilities know how to interact with customers so they are trying to lead you to a conclusion. Again they are there to aid you to make a decision. The alternate choice questions are there to give you choices to help you along the process. So don’t think that the property manger is not there to help, they are there to help you make choices. Never feel that the end all decision is in the hands of the manager. What you decide to do with your self storage situation is yours.

If you think that you may need to get a storage space sometime in the near future, you may just want to make sure that you are prepared. Since you know a storage space will be in your near future, you should do some research now and do some leg work. Now of course managers will not be happy that you do not need storage right now, but they still will try to take care of you. They do not want to not give you service now in hopes that you will come to them in the future when you need storage. Make sure when you are calling around or checking about storage that you do not just go with the facility with the cheapest prices. There are other things to consider. With just a few tips, you should be able to find a good space at a good price.

You should try to find a location that is close to you. No one really wants to drive way out of their way for their storage belongings. So what more people end up doing is on the drive to their favorite destinations see if there is a self storage location on the way. This way, the customer knows that they could have their belongings be conveniently on their normal, daily path. If you end up choosing a self storage facility that is way out of your way, you could spend unnecessary time driving. So you have to decide if the price you are getting on storage worth the drive you have to make to get there?

Also, make sure that the site is secure. You are paying someone to treat your belongings like it is their own. You do not want to know that your belongings have the possibility of being stolen or damaged. A facility that has a gate that is surrounding the facility is a start. A facility that has door alarms on your unit that will sound if someone besides you tries to open the door is better. A facility that has surveillance cameras that keep an eye on your belongings when you can’t is even better. There are more bells and whistles that make a facility secure, so make sure you check out what they have to offer. Security should be your most important thing to look for.

Access hours should fit your schedule, as well. Access hours are going to be different than office hours for the most part. The office is going to typically be open a shorter time than you have access to your storage facility. If you need to talk to the property manager about something or need something in the office then you need to see when the office is open. If you just need something out of your unit, then the access hours is what you need to look into. Some facilities offer 24 hour access so you can access your belongings when you need to. Depending on the company they could give you some pretty lengthy gate hours to access your belongings. Some facilities consider it a security option in where they only allow you access when the office is open. This way they can see everyone that comes into the facility. Whatever the access hours, make sure that it fits what you need.

It is about that time of the year in which people think about storing their cars. The snow will be hitting the ground soon and no one wants to have their cars outside potentially getting damaged from the snow. They also might not want to deal with the idea of shoveling their car out of the snow drifts they could encounter. Whatever their reason, more people look to store their cars that they would normally store on the street in storage. You will have some options in your local area on where you want to store your car and what type of car storage will be available.

If you are looking to store a car, there are a few requirements that you will have to fulfill. The vehicle will need to be in running condition in order for you to store. In addition, you will have to have the car titled and registered in your name. Finally, the car will need to have insurance on it. These rules are going to be pretty much universal. The reason for this is because these are laws in some areas and not just rules. Not everyone will be happy with hearing that they have to meet some requirements, but a self storage facility is not a junk yard. They know that if they didn’t have these rules in place a person could just drop off their car and leave it there. It’s sometimes a whole lot cheaper than getting it towed.

Whatever your reason for car storage, make sure that you check with your local facility on the rules and regulations. Some facilities are very lenient when it comes to car storage where other companies will put their foot down. Just know that you have every right not to accept the self storage company’s offer to store you car if the requirements do not fit your situation. You can always check out the facility down the street or across town to see what they have to offer.

Self storage facilities will do what they can in order to beat out their competition. With that said they will shop their completion by making phone calls, visiting their website and also by simply walking into their facilities. For the confident storage manager this is not a big deal as they know that they have and they know that they will still get the customer they are looking for. They will gain the amount of new renters they had set as their goal. So what do some facilities do in order to grab the attention of potential renters? They give those discounts and specials off of their monthly storage. They can and have sent coupons on a flyer out to the homes of the people in the area.

If you receive a flyer or coupon in the mail or on line for a self storage unit you might want to hold on to it if you need storage later. You might not need it now, but you never know when it will come time for you to need self storage. We sometimes do not think ahead so we decide to act spur of the moment. We look through our coupon books and find some things that would love to get discounts on the products that we need, then discard them. We do plan on using those discounts but we are not organized enough to keep then on or near our person so we can use them.

When you are offered a self storage coupon or discount, you should hold on to that and put it away for safe keeping. Your job could relocate you, you could have a death in the family and have to move, there are so many reasons to need self storage. In a time of crisis you do not want to have to worry about how you are going to pay for your self storage unit. That’s why it’s good to have your self storage coupon handy for you to use. It could save you a couple of dollars or it could save you a couple of months of rent. Find a safe place for your self storage coupon.

In any industry it is never nice to get mad or upset at people for no reason. We all have an emotional side, but we do not have to let the angry or frustrated part of our being override out better judgment. We are sometimes upset at something that happened to us earlier in the day and we decide to take it out on the person we are now talking to. It is not that person’s fault we are upset so why are we taking it out on them? Sometimes our rude and irrational behavior can backfire against us.
When you are calling to get storage info, it would probably benefit you greatly to be nice and courteous over the phone. This will allow you to possible get a little better deal or they may hold a space a little bit longer for you than they normally allow. If the manager likes you, they will probably give you the most conveniently located space out of what is left available. They will be less likely to go out of their way to help you out if they do not like you. In most cases it just pays off to be nice to the person you are speaking to. We all get a little put off when someone decides to rip into us.
We should all follow the universal thought that we should treat others the way we want to be treated. If you don’t want to be treated like the scum on the bottom of your shoe, then stop treating other people like that. It is that simple, but yet that complicated. Many things could fall right in your lap if you can keep your frustrations to yourself. You will be surprised at the people you meet, the willingness of people and the attitude of people if you simply treat them with respect and a smiling face.

What size storage unit do you need? This question gets asked everyday. There are people that will just call into a self storage facility or call center that ask what is the price on a self storage unit. Well this question is very hard to answer especially when the self storage manager you are talking to has a list of spaces in front of them with many different prices. They ware going to have to ask you to narrow it down for you. Now you just have to work with that person in order to find the right size for you.

There are a few things that go into the size you might not have thought about. First you need to determine what you are putting into the space. If you only have boxes, you can go with a smaller unit. Also, do you need to get in and out of the unit on a regular basis? If you will need to go through boxes, you want to make sure to get a unit large enough to accommodate. There is nothing wrong with getting a larger space than you need if you need to rifle through boxes and have some room. Just check with your self storage manager to see what the next size up will cost you.

Finally, consider how long you need it. If you may need it long term, you might also go bigger in case you want to add things later. Sometimes if you know you will need the space for a long time, you can get a long term deal from the property manager. Since most storage facilities will have a lease that goes month to month, you might be able to find a space that you need at a price that can make you smile. The first step is to tell the manager what you are storing and have them recommend a size that can work for you.

What do you do if you are working on a home remodeling project, and your furniture is in the way? There are many people who would actually sit there and scratch their heads. They would really take a lot of time trying to figure out this dilemma. It does not really have to be that hard. Unfortunately many people don’t really there are pretty simple solutions when it comes down to need a little extra space to move furniture in order to remodel.

One suggestion would be to get a portable storage unit. By getting one, you can bring the unit to your home, and put your furniture inside. Not only are your things close by, but they are out of your way so you can complete your project. Some might argue that the cost is more, but I like having the peace of mind that my things are safe on my own property. Another advantage to the portable storage unit is that with some companies they will actually take the unit away and bring it back to you when you need it. How convenient is that?

Not every thinks that portable storage is an option that could really help them. They believe that it could be too expensive even if it is very convenient. So they decide to go ahead and go with standard self storage. They won’t mind packing up their furniture, rent a truck and take it over to their local facility if they believe it will save them money. Sometimes when it comes down to it the decision between using portable storage or self storage, is simply how much is your time worth?

Not everyone has all of their stuff together. People as a whole attempt to be organized but they are really not. To help their selves out with being organized, people have payments automatically come out of their checking account so if they forget, they will still make the payment they were scheduled to make without a late fee. Of course they have to ensure that they have the money in their account for the payment to be made. If a customer forgets their payment arrangements often, they can set up with the self storage facility to where they can take the payments out automatically. This way you can stay up to date on your self storage facility.

There are so many different methods in order for a self storage facility to take payments for the customer. It is a good idea for the self storage manager to inform the customer on the different ways they are able to pay their monthly rent. The manager will tell the customer that they are able to pay their rent online, they can come by the store or they will be able to call the payment in. Now the customer will have to understand the different ways they are able to make a payment. The truth is not all facilities will allow all the methods of making a payment detailed above.

For some self storage facilities they will tell you they do not want to take payments over the phone because they want to reserve the phone for new customers. If the customers that are only wanting to make a payment call in then that could tie up the lines for new customers to call in. Again, the facility manager would need to ensure they are informing the customers of this procedure. It is good to verbally tell the potential renter and also to put that fact in the renal agreement. This way if the customer has a disagreement, the manager can point out the agreement on the lease.

Moving into a new home is a great thing. People tend to get the Christmas feeling because of the simple fact that no matter what, you have something new to buy. Not matter how many things you bring with you from the old home, the new homes requires some new purchases whether needed or simply wanted in order to christening the new home. It is a very happy time especially for those people who love to go shopping.

A caller of mine yesterday called in to inquire about a self storage space in her local area. Naturally she called the right place and we chatted about their new home. It was a great time because the customer was still on high about getting their new home so they were completely ok with everything that we were discussing. We got them set up with a self storage unit only for a small amount of time since they will be fully moved within a month.

Many people come in to self storage with the idea that they want to store short term. Unfortunately other circumstances do not allow them to move their things out of their storage unit. The good thing is that the facility typically does allow you to store your belongings month to month. So in the case of this customer, they were able to store only for one month until they got everything else done and placed where they wanted. They did not need to deal with all their belongings being in the way.

Yesterday I spoke with a young lady who needed to rent a very small unit just to store some boxes. Naturally I would recommend a 5×5 that would have been perfect. The smallest unit that we had left at the time was a 5×10 storage space, twice the size and obviously it would cost more per month than the 5×5. Immediately she said it wouldn’t work, it was too big and the monthly cost was a bit much.

She was getting ready to hang up when I stopped her by explaining that there was a one dollar to move in special. Whether she rented a 5×5 or 5×10, it would cost the same for one month of rent. The customer was very excited and wanted to rent the space. Of course she was a little skeptical trying to figure out what the loop hole was to this special deal.

It is very common for a customer to feel as if the wool is being pulled over their eyes. They do not want to be taken for a fool so they ask a lot of questions until they feel comfortable renting the space. The manager onsite tries to do all they can to assure the customer about the special deal that is being offered. Now of course the customer most likely will still need a lock, pay some sort of administration fee and maybe insurance. Regardless of the possible additional fees, it is still a good value.

It would seem that around March and August is when the self storage world is overwhelmed by student self storage. We have found that parents will call in for their child sometimes three or four months before hand to reserve or rent a space. They know that the facilities will fill up quickly and their student will not be able to have a self storage facility. The worst thing that the parents think is that they will have to bring everything their child is storing back home. For many that is not an option due to the sheer distance from their home to the university. So finding student self storage is crucial to the parent.

When college students call in looking for storage, as a self storage manager, I always get excited. After working in storage for over two years, I am well aware that once the school year ends, college students and parents start flocking towards storage. The primary reason for this increase in rentals is due to the number of students who leave the area to return home for the summer. Most people do not realize how quickly smaller storage units go during the summer months. I always advise my callers to make sure there unit is reserved in advance, so they do not have to be the ones calling any place they can for any sized unit they can find.

There is nothing like trying to find something last minute, but some of these student storage shoppers that is what happens. This is especially true for those customers who are shopping for the first time because their student is a freshman. It is assured that in the second year of college for their child, they will be more active to find a self storage unit. Most of the time you will find that self storage facilities are looking to get students into a 5 x 5 space or a 5 x 10. Typically a student can fit everything they are storing from college dorm room in a 5 x 5 space. Of course the 5 x 5 spaces are the first to run out so a self storage manager will typically get them into the next size, a 5 x 10. Hopefully the manager does not have to go any higher than this one because it will be too big for what the student needs and also they do not want the customer paying more.

It would seem as if there are many more storage calls this year over last year. So many people are calling waiting till the last minute in order to store because they still want to shop around. I guess they believe that if they wait until the last minute they will find a great rate that cannot be turned down. Some customers are not able to see a good deal even if it was right in front of their face. Sometimes they end up missing out on the great deal because they want to feel as though they shopped around good enough.

I told one person that we only have one left and that she should at least put it on hold just in case when she calls back it will not be gone. She said she would take her chances. That same customer called back not even a half an hour later and wants the unit. I told her sorry I just rented the unit five minutes ago. She was very upset and now she has to take a unit somewhere else that was much farther out. She told me she did not believe me that it was that busy and she would miss out if she did not reserve the space. Also stated next year she will listen and reserve ahead of time to make sure she gets what she wants.

Some customers would not learn their lesson from this situation and they would just keep doing the same thing. Luckily some people are still able to find a self storage unit when they need one. If you find something that is close to you, a good value and is secure, rent it now. Do not wait for it and continue to shop around. If you wait till the last minute, you can be like many customers who will have to end up going with a storage unit they do not really want, that could either be more money, not big enough or they have to travel further out to get it.

In today’s economy, more and more people are finding it hard to keep a credit or debit cards. For the last several years, storage facilities across the United States have used cards as a way of reserving a unit. While some do charge the card initially, many do the holds free of charge. However, with many people no longer using credit or debit cards, facilities are trying something new. Some storage companies are now holding units using a courtesy hold.

The courtesy hold only requires some general information, and still reserves the unit for the caller. Many storage facilities found that it was not fair for the customers who did not have credit cards to not be able to reserve or put a space on hold over the phone. Not everyone was in a position to come down to the store and go ahead and rent the space. The courtesy hold seemed to be the next great idea to help those who did not have a credit card.

Customers could now breathe a sigh of relief knowing that they had a space reserved. Sometimes when a self storage facility told them that they could not reserve a space over the phone, they were very upset. The customer knew they needed the space but they simply did not have a credit card they could use to hold it. Now with the courtesy hold, the customer knows that they still have a space, they can move on to the next item on their to do list and get ready for the move.

Now one thing that is slightly different about the courtesy hold than the credit card reservation is the hold time. With a credit card, typically the storage facility would hold the space longer, if needed, than with a courtesy hold. Storage facilities still feel that customers who have put down a credit card are still more likely to come down to rent. So with that said, customers who reserve a space with a courtesy hold are asked to come down to the facility within a week or less to rent the space. There are facilities that will hold a space up to two months if the customer uses their credit card to reserve.

Guest blogger: Abby Bramski

It is a common fact that as long as there are possessions in this world, there will be a desire to store them. The concept of self storage may seem like a modern concept, but it goes over 6,000 years to ancient Xian China. The ancient Chinese used clay pots of various sizes to store their belongings, and stored them in public underground storage pits which all had access to. The tradition continued throughout history. The first storage business was created in the 1850s, when moving and storage pioneers devised the first warehouse specifically designed for household goods and treasured personal items. This was the beginning of an industry waiting to boom.

The first official self storage facility as we know it was in Odessa, Texas and was called “ A1 U-Store-It, U-Lock-It, U-Carry the Key” . Although this was almost 100 years ago, the basic concept has stayed the same. Then other states caught on; two moving companies, Minneapolis Van Lines and Weimer Storage in Elizabeth, New Jersey, began offering personal storage during the 1920s. Storage facilities became interconnected when Arthur Trachte, of Trachte Building Systems, built interconnected metal garages for what he called “ cars without homes” in 1928. Commercial storage facilities became extremely common in the 1960s.

Demand for storage units increased dramatically in the 1990s, and companies began to pick up the pace. During 2000-2005, over 3,000 new facilities were built each year. Now, there is more than 2.35 billion square feet of self storage in the U.S. alone. This is equivalent to three times Manhattan Island under a roof! Storage facilities are about 32% urban, 52% suburban and 16% rural, so everyone can find units near them. There are many varieties of modern storage units—climate controlled, secure storage, and any size from a small locker to an entire garage. In the United States, 1 in every 10 households rents a storage unit, and that number is on an upward trend. Although modern storage units are not exactly underground clay pots, the concept is the same: I need someplace to put my stuff!

Most people do not think about their pets often when moving. However, just like with everyone else, pets have to make changes too. Most pets can accommodate very well if given a little time to adjust. It has been found that if you think about what to do with your pet first, the move goes easier. Many people typically think about what they have to move and how they will get it to their storage space. If they love their pet as much as they say, then they have to figure out how to make them comfortable in their new space.

When people add a pet to their family, some would say they are adding another member of the family while others would say they are just adding a good friend. Pets comfort their owners and others protect. It would depend on the home and the person on how their pet will affect their household. Moving can be a difficult time for your pet. They are used to their surroundings and the smell of where they live.

When moving, not everything will go into their new home. Some things will go into storage. Many people store their pets until they can get everything moved into their new home. When everything is moved, they will then bring their pets into their new home and let them get acquainted. If everything goes according to plan, their pet will act like nothing has changed and all will be well.

Don’t move with your pet running around. Get everything moved and then bring them to your home. No matter how good your pets are, they can get in the way. When moving day is here, it is not a place for pets. See if a friend or your local shelter can hold them for a while until moved. Even though they can not tell you, they will appreciate you thinking about them during your move.

The moving truck is one of the necessities of moving. Without it, it would be a lot less convenient to move. You would need to make more trips or get rid of some things that you now hold dear. When you are looking to store, you should really consider getting a moving truck.

The fee would be pretty low if you are looking to do just a local move. There are many that believe that a moving truck is very expensive, but there are many companies out there that don’t hold true to that stereotype. Companies that just offer moving trucks could rent it out to you as low as free if you find the right deal and company. Now the actual truck might be free or low cost to rent, but most of the time you will have to pay for gas and insurance. Even with those cost, renting a truck is still more convenient and could cost less than driving your car multiple trips.

When you are looking to get a self storage unit as well, you might luck out to find a facility that will rent you the moving truck for free. You can not beat that deal. You need a self storage unit so it makes sense to need a moving truck as well. It is good for a facility to be able to offer both. When shopping around for moving trucks, do not forget to call around to local self storage facilities, they could be of assistance as well.

There always seem to be a holiday that someone is celebrating. They are putting up decorations or taking their loved ones out to dinner to commemorate the event. Some people go overboard with the celebration and people laugh or poke fun. This is a joyous time for that individual so they do not care what someone is saying about them. Let them celebrate the way they want. Now the question is what to do with all those decorations when they are not being used?

While many use their garage or a spare room to store their out of season decorations, many decide it is best if they use a small self storage space. Depending on the quantity of decorations, they might need a mid size or a large storage unit. It is good to have something offsite so you do not have to worry about them getting in your way or cluttering up your home. Some people do not organize their decorations correctly and just place them to and fro.

When people store their decorations, they are not usually thinking about making sure to put every back into the box neatly. Usually, people just want to get everything torn down, and be done with it. However, it is important to stay organized, even if you don’t want to. By wrapping the lights up when you take them down, you save yourself future time by not having to untangle all of them. Also, if you package your ornaments properly, they are not broken when you pull things out the next year. Simply planning can save you money on future decorations as well. That would be great.

No matter what holiday you are celebrating, self storage is available to help you stay organized. Your storage unit can be your holiday revolving door of what you will put in and take out of storage monthly. Now you have somewhere to put your holiday decorations instead of just leaving them up all year.

When you think of storage properties you probably think that storage is their only service. There will be many times when a customer feels that they need to go some where else in order to get the rest of their things needed for self storage. This is not the case. While many just have storage, other facilities have all the moving and storage supplies that you need for storage. Some sites also have a big investment in the moving truck industry. So before you make any decision on which self storage facility you would like to rent from, see if they have all that you need in order to store.

As a whole a customer does not want to bother with going to many different places in order to get all their storage needs taken care of. They would rather go to one place to get everything taken care of. Typically when you are looking to store your belongings in a self storage facility, you will need a method to get your belongings to the facility, a lock on the door of your storage unit, and of course an array of boxes. A customer would be very happy if a facility said that they could provide all of those things for them.

In order to attract many new self storage customers, they will offer a moving truck for free if you are also getting a storage unit. Depending on the facility and the owner there could be one truck or a number of trucks that are available for the customer to use. The manager of the facility will explain to the customer the different restrictions on the truck so that the customer fully understands the costs. The manager does not want any issues when it comes to the truck usage so they will have the customer sign a document that states they fully understand.

When a facility is able to give the customer everything that they need they seem to want to rent from that facility. When a storage facility is able to be a one stop shop for a customer to rent from, they are ensured to be a success in the self storage industry.

Not all self storage sites were created equal. It is true that the different sites offer various features and benefits than other sites. When you are shopping around looking for the best facility to fit your needs, it is important to know how the facilities will do their billing. With this knowledge, you can truly understand how you are paying and also how much you are paying.

If you move in during the middle of the month, most sites will prorate your move in so that you are going to pay for the remaining days of the month. This is good because you are paying for the time that you are there and not the entire month. It does not really make sense to pay for the time that you are not storing. Prorating your move in days is very helpful to your peace of mind and also your pocket book.

If a site has 1st of the month billing, they actually will not typically prorate the move out. If you are only there a couple of days, then that could potentially be different. Very rarely you will find that a facility will prorate the move out and you only pay for the time that you are renting. In most cases the facility will ask that you pay for the rest of the month even if you are not there. Not all believe that to be fair, but at the same time, this prevents customers from abusing the self storage facility. Leases are typically month to month so you can leave at the end of your prorated time.

Knowing how your billing works at your self storage facility is crucial. They will not send you a bill unless you ask for one. So just know that you will need to bring your account current each month on the first of the month if that is now it is set up. Before you leave, the manager will make sure that you understand the billing cycle.

A common problem of every home, office and commercial establishment today is limited space. You may shift to a larger house which is more spacious and big than your current home. But have ever thought that this home will not always remain like this. Well, after a few years you will again start feeling a crunch of space and need of some renovations and additions to fit in some extra items. But how long does a person keep shifting or keep making additions and adjustments to his home? There has to be a solution. It is here that the self storage comes to use, which acts as a storehouse for all extra household goods. If you are thinking that this is the case of homes only, then you should know that offices are no better. Office spaces are reduced to a large extent and whatever extra that requires to be stored has to be tucked away in some other places. Since there are many confidential things that need to be stored in a secure manner, companies usually try to avail the services of organizations that offer the facilities of self storage .

Depending on the services provided by your storing property management company , you can stop worrying about packaging and shifting of the items also that need to be stored. There are companies which provide packing services also right at your doorstep. Once the formalities are over, the representatives of the company usually suggest and make plans of packaging and shifting the goods. The main advantage of these units is that your goods are in safe hands. You have the keys of the place and you can visit the place anytime that you need to. Most of these places have climate control facilities, so in case you are wondering about your perishable goods, you need not worry. The self storage organizations provide several kinds of facilities. A number of benefits can be availed from these services, such as twenty four hours helpline. You may call from any part of the world and at any time, the customer service assistant will solve your needs. Moreover there are cafeterias and restaurants available in many of these organizations where you can relax and rest for some time, while sipping a refreshing cup of coffee while your goods are being packed.

Companies offer privileges and discounts from time to time for the benefits of the customers. If you log in to their websites you will know about their seasonal discounts or even super saver deals that are offered from time to time. However, most of them have terms and conditions related to the storing, hence it is important that before you subscribe to anyone of them, you know a little bit about the terms that maybe associated so that future hassles are avoided. There are many companies who offer self storage guidance to the customers who hire their services. A session is held when the customer is explained about the storing process, price structure and facilities offered so that the customer is well aware of the expectations.

If you are wondering how to get in touch with these self storage organizations, then internet is an easy option. You can easily get an organization of your choice, make comparisons in price structures of different companies and then make a choice of a company. This is easy, affordable and much more convenient.

The self storage organizations are experiencing a lot of success in the present times as more and more people are hiring rental storehouses for their various needs. But at the same time the members of the industry are experiencing a lot of competition and are finding it hard to survive due to the highly competitive market conditions. The storehouse entrepreneurs and operators need to acquaint and equip themselves with a lot of good marketing strategies to survive in the industry. They need to be knowledgeable of the key realities of the industry and some tried and tested trade secrets that will allow them to survive in it.

The community self storage entrepreneurs can cope with the adverse effects of the economic recession if they arm themselves with some marketing tactics. There might be a global recession at the moment, but that will not affect the industry if the players know how to play their cards well. The entrepreneurs have to learn that marketing is the most important aspect of running any professional venture successfully. Without marketing one will not be able to excel or rather stay at par with the competitors.

The first thing that must be done is to plan out the marketing strategy. The rules of the market should be known, understood, implemented and abided by. The self storage promotion experts should write down the plan formulated by them. Then the plan should be implemented. The planning can be detailed but not to the extent of hindering any progress in terms of risk considerations. Start implementing the plan as soon as it is made. There is no necessity to wait till it has been worked out to the minutest detail. In this way, it will not be mobilized at all. The ideal way is to make a good outline of the entire plan and modify or detail it out in the course of its implementation. This will save the time that is spent in modifying parts that have already been planned.

Generally the self storage operators have to make amendments in their plans owing to the effects of fluctuations in the market economy or the changing demands of the customers. Many storehouses are opened with the purpose of catering to the requirements of an undeserved market. This is done to attract clients and establish themselves in the market. Once competition starts the storehouse entrepreneurs have to come up with novel and useful offers to retain their existing clients and attract new ones. For example some storehouses might offer increased security while others might offer an online billing system.

Offering new features to stand apart from the rest is a tough task and the marketing team of a community self storage firm has to prove its mettle in such situations. The team has to analyze the pulse of its clients and exercise its creative juices to yield results that will compel its clients to stay with the firm. The storehouse operators should come to terms with the reality that a marketing strategy, however good, does not guarantee any success. But the lessons that are learnt during the implementation of the strategy are very valuable and greatly help in designing better strategies. This will ensure designing perfect strategies in due course of time that will eventually work in attracting new clients and retaining the old ones.

A public self storage designed to preserve valuable items in a good condition for a long time. There are different types of storing facilities and resources for storing different types of precious items. However, one should remember that all storehouses prohibit storing certain items. For example, storing of inflammable items is not allowed by many storing firms. State laws determine the type of items that can be stored. The firms draft out contracts that specify the type of items that can be stored. A tenant should first of all read his contract carefully before hiring out a storehouse.

The boxes that are stored in the self storage should be labeled on all sides for easy identification. While arranging the items care should be taken to keep the items away from the wall so that there is ample space between the items and the wall for ventilation. The boxes should be packed very close to each other so that no moisture gets accumulated between them. Security of belongings is of prime concern. Although the items kept in public storehouses are adequately protected by security equipment, it is always recommended that the individual boxes are locked. Though expensive, high quality locks should be used. Disc locks are preferred to the locks of other types because breaking them or cutting them is a Herculean task. Locking the self storage will ensure one hundred percent safety to the items kept in the rental unit.

All the items that are stored should be listed out. An inventory of the items that are placed in the storehouses should be made. This should be carefully preserved in a secure place in the house or in a public safety vault. The contents of boxes should always be listed out and labeled to the box on all the four sides. The boxes should be numbered on all the sides to avoid confusion and easy placement. This is of utmost importance when breakable or delicate items are placed in the box. This will ensure that the box is placed upright. Placing the box upside down might result in the damage of items placed on it. The self storage boxes should be sealed with a masking tape or glue tape to ensure that the lid does not open out easily.

The breakable items should be packed in paper before being placed in the boxes. The firms providing public storing amenities have plenty of supplies. A lot of storing boxes can be bought or hired from them. They supply special boxes for storing breakable or fragile items. They have boxes exclusively designed for storing dishes. It is always better to pack glassware individually. The cups and bowls should be nested. Platters, plates and saucers should be kept upright. The glassware should be wrapped and placed near the top of cartons.

There should not be any free area between the items packed in the self storage boxes. The items might bang against each other and hence break or get damaged. The empty areas should be filled with packing material, so that the items do not bang against each other. The boxes containing glassware should be labeled. Only items that are light in weight should be placed on boxes containing glassware or fragile items. The lid of the boxes might not be able to withstand heavy weights.

In a previous self storage blog, I talked about the importance of active listening in self storage sales. In this blog, I want to discuss several ways that you can apply your active listening skills. As I mentioned before, listening to the customer can help determine what their self storage needs are. You can also tell by listening which direction the call is going to go. You can tell whether the caller is going to rent from you, is just shopping, or is calling just to speak with the manager.

There are several ways to go about applying active listening. The first way is that you can have some scratch paper and a pencil handy to write information down. This is a good way to remember what you’ve talked about and a helpful sales technique. There is a drawback to writing things down. The drawback is that you may concentrate too much on writing things down that you forget some things that they said. A good way to actively listen is to repeat back to the caller what they said. For example, you can restate to them the reason that they are calling. Repeating information back to the customer lets them know that you heard what they said. Applying these listening skills will help you communicate with the customer better.

The Version Julie Andrews Never Sang…

This blog is homage to the art that is answering the telephone. I think as the highest form of intelligence on the planet, the phone representative has to endure several different trying life experiences on a daily basis.

Here is my list of favorite trying call experiences:

Somebody breathing on the other end but they never say anything.
Somebody asking to store dead bodies.
Somebody calling for Metro PCS.
Somebody demanding to pay the rent that is already late.
Somebody yelling at me because they are locked in the property.
Somebody yelling at me because they are locked out of the property.
Somebody yelling at me for something I didn’t do but they are making it my fault anyway.
Somebody yelling and saying mean things for something Idid not do but they are making my fault anyway.
Picking up to a fax signal.

I think it takes a big person who can take one of the calls and still manage to calm the caller down instead of saying what is really on their mind. Believe me, it is not easy being the bigger person. I feel better about myself for not having to stoop down to the same level. After all, we are the highest form of intelligence on the planet. There is no need to befoul that title with a temporary lapses in judgment.

Welcome to PhoneSmart’s self storage blog, a blog about the self storage industry.

Written by Angela Perry, call center trainer and representitive and business blog writer.

I know that there is a local grocery store that calls themselves, “The Stock Up Store.” With knowing this store well I feel that with the excessive snowfall that we received here in Columbia, Missouri that more than this store used this phrase, perhaps even in self storage. I was homebound from the snow but once I was able to be mobile again I decided to go and stock up on some necessary things. This included personal hygiene items, toiletries, canned goods and other items for lasting and warm meals such as chili and pasta. I figured that if I was ever to be homebound again then I would be prepared unlike I was a few days ago. I found myself even inquiring about self storage for my vehicle. As previously mentioned, I have a double car garage at my residence but that can not protect my vehicle from the extreme snowfall or cold weather (that can crack windshields if too cold) while I am at work. With all the research and planning that I did I was wondering if the self storage industry was affected in a positive way by this snowfall or did it hinder the sales of self storage industry. Either way I would like to advise everyone reading this self storage blog to become a “stock up store” and be prepared in every way possible as you never know what is coming or to what extent it is coming.

Sarah Little, Secret Shop Specialist helps us understand the need for product and service knowledge
Welcome to the PhoneSmart Call Center blog and insider view of the self-storage industry

Knowing more about your industry will help you become a better sales person. When I began working in the PhoneSmart call center I didn’t know a lick about self storage . I had no idea how many people need storage. I was pretty naïve in the beginning and I thought it was a peaceful, hidden industry. Boy was I wrong! Self-Storage is a tough industry and you really have to work at it.

Whether you’re a customer or the owner, the more you know the better your decisions will be. The customer for example, will make more informed decisions once they learn about security features, deposit and admin fees, locks, etc. And the owner will be able to make better decisions for his business with the more knowledge he gains about his industry. It’s a good idea for owners and managers to attend a few expos or Self Storage Association seminars.

Things like call centers, secret shopping, and sales training are all part of what sets some facilities apart from others. To get the cutting edge on these trends you have to keep up on new technologies and services and associations are a great place to meet vendors and see what your competitors are up to as well.
Even a well seasoned business person has to keep up with changes and even take a few risks on new ideas, but the more you know about your industry’s needs and preferences the better your decisions will be and less guess work will be involved.
