<p>Welcome to <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart</a>’s Self Storage Blog, a <a href=" http://Kansas-Kansas-City-28616-Eaton-66103-self-storage.storage-mart.net " target="_blank">self storage</a> diary about our call center and sales techniques.</p>
<p>Is there a for-or-against argument for being what I call a customer chameleon? When you are dealing with potential customers how much should you change your attitude or personality in order to identify with them? I use this term because that is what I think of when someone changes their tactics because they think that if they are more like the customers they are dealing with the customers are more likely to feel comfortable. If your “personality colors” are like my colors then I will understand you, relate to you and maybe even buy from you. I think the idea is good in theory but in reality this technique can be overused and will probably backfire on you.</p>
<p>Customers are smarter than they are given credit for, and they can spot a fake. If you’re on the phone in your office in the southern part of the country and you happen to be speaking to someone in an urban setting on the east coast you may feel yourself slipping into your customer’s accent and automatically adopting some of their dialect in order to connect over the miles. But I’m guessing that most likely you will just sound a little silly. The fact that you feel uncomfortable and self conscious is more likely what will transmit through the lines of communication. Your best bet in trying to connect with your customer? Just listen to what they say, not how they say it; and be genuine and sincere in your effort to get them what they need. People want to be heard. That’s the easiest way to make a connection with anyone – be genuinely interested in their needs and wants. If you speak clearly and simply, with an air of professionalism you will cross any boundaries and differences in your clients. And they will appreciate that the most.</p>

<p>Welcome to <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart&#8217;s</a> self storage blog, a diary of self storage industry.</p>
<div>I&#8217;m at the airport with keys in hand, and I&#8217;m 10 feet away from my rental car. Suddenly, this guy appeared (it was a stifling hot day in the Deep South, so I wiped my eyes in case it was a mirage). Nope. He was still there.</div>
<div>It was the rental car rep, and he greeted me with a big smile and asked how I was doing. He opened the door and showed me where the lights and wiper blade controls were. He asked if everything was comfortable, had me check the interior and then shook my hand. &#8220;Have a safe trip, sir.&#8221;</div>
<div>Why all the attention? I wasn&#8217;t even part-way famous. It&#8217;s just a car, for crying out loud!</div>
<p>Then again, maybe it&#8217;s not.</p>
<div>This guy wanted to make sure I was properly acclimated, because some cars have buttons in weird spots. For example, finding the hazard lights can be really hazardous – poking your fingers at things connected to things that are connected to megavolts of electricity and hair-removing heat. I don&#8217;t know why the manufacturers can&#8217;t all get together and decide once and for all that hazards should forever and always be where you can find them. Like in front of you.</div>
<div>Needless to say, I drove out of that airport parking lot feeling important and definitely feeling good about how I was treated.</div>
<div>In the self-storage business, our goal is to get customers to reserve units. But should we go to the same lengths as the rental company did to secure new business? Absolutely. Why? Our business is just about 10&#215;10 rooms without sunlight, for crying out loud. Right?</div>
<p>Wrong.</p>
<div>When our callers feel good about entrusting their goods to our care, when they feel important, when they are put at ease, that&#8217;s when those lonely rooms out on your storage lot get filled. And a full storage unit is earning your company important dollars.</div>
<div>So here are two very simple, but very neglected, reminders about how to secure a reservation:</div>
<div>1) Help the customer understand everything. Explain the policies, options and prices so there are no doubts or questions in their mind. Ask them if the location is convenient for them. <a href=" http://self-storage-finder.storageconcierge.com/ " target="_blank">Sell your store</a> by offering amenities – climate control, downstairs, upstairs, security gates and alarms, packing tape, packing boxes, deposits, etc.</div>
<div>2) I know this sounds just as weird as hazard lights in a car trunk, but try doing all of the things in #1 as if you were trying to persuade your best friend to try your mom&#8217;s batch of homemade cookies. Having that level of enthusiasm can do wonders in helping customers feel like your store is the right one for them.</div>

<div>Do you frequently hear that same phrase when you are training your employees?</div>
<div>Think about it&#8230; In any sport, i.e. basketball, baseball, football, etc. You don&#8217;t hear the team members telling their coach, &#8220;I don&#8217;t want to practice. I do better on the field during live games.&#8221;</div>
<div>Can you imagine how it would be to watch a game where none of the team members practice before game time? It would be ridiculous. Out right absurd. O.k. it might be quite hilarious. But I don&#8217;t believe that people would pay to go see the games. And I don&#8217;t believe after making so many mistakes on the field that the team would feel quite good about their skills.</div>
<div>In school, there are pre-tests before the Final to be sure that you are prepared to take that test that matters. Well, all of the phone calls or customers that you deal with &#8230; matter! Why fumble the ball with them, when you can do that during practice and correct your mistakes before the big game?</div>
<div>Why would you not want to role-play scenarios and your presentation before taking live calls? Even as refreshers from time to time? Sports teams practice in-between each game as students practice in-between each test as there may be new plays to look out for or changes of information that might take place on a quiz.</div>

<p>Are you doing any customer information examinations to see how your customers may be different than last year?</p>
<p>I have talked to a lot of people who are going to approach this year a lot like they approached last year. I am not sure this is good strategy. Consumers have had another year to learn about self storage. Economic conditions are not necessarily the same. Your store staff may not be the same. Your competitors may be brewing new strategies for making your life difficult.</p>
<p>How do you respond? Many will keep doing the same things they have been doing until they are forced to respond. Some will try to stay ahead of trends and even create trends. Who ends up with the better financials?</p>

<p>Here at PhoneSmart winter is a time to regroup and revamp in order to get ready for the next busy season. We work on new initiatives, review training and work on scheduling issues. All these activities put us in a better spot for the next rush. Once April rolls around, we need to be ready.</p>
