			<content:encoded><![CDATA[<p>Not all <a href="http://www.storage-mart.com/" target="_blank">self storage</a> sites were created equal. It is true that the different sites offer various features and benefits than other sites. When you are shopping around looking for the best facility to fit your needs, it is important to know how the facilities will do their billing. With this knowledge, you can truly understand how you are paying and also how much you are paying.</p>
<p>If you move in during the middle of the month, most sites will prorate your move in so that you are going to pay for the remaining days of the month. This is good because you are paying for the time that you are there and not the entire month. It does not really make sense to pay for the time that you are not storing. Prorating your move in days is very helpful to your peace of mind and also your pocket book.</p>
<p>If a site has 1<sup>st</sup> of the month billing, they actually will not typically prorate the move out. If you are only there a couple of days, then that could potentially be different. Very rarely you will find that a facility will prorate the move out and you only pay for the time that you are renting. In most cases the facility will ask that you pay for the rest of the month even if you are not there. Not all believe that to be fair, but at the same time, this prevents customers from abusing the self storage facility. Leases are typically month to month so you can leave at the end of your prorated time.</p>
<p>Knowing how your billing works at your self storage facility is crucial. They will not send you a bill unless you ask for one. So just know that you will need to bring your account current each month on the first of the month if that is now it is set up. Before you leave, the manager will make sure that you understand the billing cycle.</p>

			<content:encoded><![CDATA[<p><a href="http://us.storage-mart.com/texas/san-antonio/thousand-oaks" target="_blank"><strong>Hollywood Park storage units</strong></a> are located in the great State of Texas.  We have a lot of history with Texas and yours truly spent many years in the State.  Texas is vast and deep and there are many things we like about the place.  We like Galveston.  Our family enjoyed every trip we ever took to this beach side city and the more we went there, the more we found.  You will hear two different stories about this Southern city, one good, and one bad.  People here and especially in Houston, which on a good day is a little over an hour away, say a bad story.  Texas has built great wealth with the drilling of oil.  This oil has made Texas a very rich State and it boomed in the nineteen seventies.  The oil makes the ocean dirty.  The beaches in this city do not have big blue great and inviting water to swim in.  It is brown at times, and some say it is brown all the time.  Thousands of people still swim in it, and we have too.  The ocean water is warm here and it is very shallow for a very long time.  One can walk and walk in the ocean towards the horizon before you actually get a little deep.  This is great because even little children can go in the ocean and walk a little ways, and the water is still shallow enough for their parents to let them in the water.  It is also good for people learning how to swim or even surf.  The waves are small, maybe three feet and under most of the time.  So, if your glass is half full, the waves are a perfect size for one to learn how to surf.  On the other hand, good surfers or world famous surfers would not choose to ever surf here.  So there you go.  We liked the waves but once in a while you may get a taste of salt in your mouth and it does not taste very good.  People still fish here too and catch fish.  So how dirty is the water really if these good looking fish live in the water?  The hotels are great too.  We liked the swim up bar in one of the hotels we stayed in on a convention trip.</p>
<p><a href="http://maps.google.com/maps/place?hl=en&amp;georestrict=input_srcid:15219b7b8d6c8e0a" target="_blank"><strong>Hollywood Park storage units</strong></a> are located in the great State of Texas.  Storage units were full during the boom of Texas and many companies came in to build.  Soon enough the industry was saturated and many companies stopped building in Texas because of that.  They could also get higher rent prices in New York and other cities.  It was pretty cheap to rent a self storage space in Houston,  Texas in the nineteen nineties.  Many companies and self owned storage places were not very full either back than so it was a double whammy.  Prices were cheap, and still no one was renting units.  A lot of them fell under sixty percent.</p>
<p><strong>Hollywood Park storage units</strong> are located in the great State of Texas.  Austin has always been a growing city, boom or no boom.  It did not rely only on oil but on music scenes, computer and software business and electronics too.  They were more diversified and benefited from this.</p>

			<content:encoded><![CDATA[<p>I have become quite familiar with the best practices of self storage over the years, and I would not have it any other way.  I mean, if you are going to be paying your money to a self storage facility, you truly have to be sure that you are doing what it takes to get the most of it.  That much being said, you are going to want to bear a few things in mind when you rent your first self storage unit.  This article, here, is going to point a few of these things out.  Hopefully you will find it helpful.</p>
<p>First and foremost, reader, you have to be sure that you are not renting a unit that is too big for you.  This, believe it or not, is how the majority of people waste money when they rent a self storage unit.  Of course, you can avoid all of this by getting a solid feel for how much space your belongings are going to require before you start calling around for prices.  IF you can, stack up your belongings in a spare room in your house and see how much space they take up.  Take a few rough measurements, and do not allow yourself to be bullied around when you are asking about sizes and prices.  If you come to the table with some knowledge of what you are going to need, then the chances of you getting ripped off are much, much lower.</p>
<p>Of course, you are also going to want to remember that you can stack your belongings when they are in your unit, which is going to save you quite a bit of space as well.  If you have large, bulky items, then you are going to want to move them into your unit first, thereby guaranteeing that they have enough floorspace.  Next, move your littler objects in, stacking them on top of the larger ones when this is possible.  IF you have a little bit of extra money, then you might choose to install some shelves in your unit, which will help you keep your smaller boxes and items out of the way.  A little bit of work can go a long way when it comes to maximizing your storage space.</p>
<p>Finally, reader, you are going to want to be sure that you are making full use of the moving specials that are at your disposal.  Always remember to ask your property managers if they are willing to match prices, and be sure to ask them if they have any moving specials to offer.  If they do happen to have a moving special, then you are going to want to write it down in an organized fashion, guaranteeing that you are not going to run into any problems when it comes to comparing your options at the end of the day.  This is going to start sounding a bit like homework, but if you are ready and willing to commit to a bit of research, then you are only going to end up saving yourself money.</p>
<p>It is a little bit of work to maximize the power of your dollar when it comes to self storage, but you are going to find that the extra work almost always amounts to massive savings.  Get out there and explore your options.</p>

			<content:encoded><![CDATA[<p>When it comes down to managing a self storage property, there is a lot that you have to keep in mind.  Indeed, as a property manager, you are not only in charge of making sure that your property is presentable.  You are also in charge of making sure that as many of your units get rented out as possible.  Of course, all that you are going to have to do to make sure that you are really selling your units, here, is practice a few sales techniques on a daily basis.  If you commit yourself to becoming a better sales person, then you are surely going to reach your goal before you even know it.  Keep this advice in mind as you are working, and you are going to see that your improvement comes fast.</p>
<p>First and foremost, reader, you are going to want to be sure that you are treating each and every customer with respect.  The last thing that you are going to want to do, here, is lose a sale because your customer feels that you are not paying any attention to them at all.  Indeed, it does not take very much for you to lose a sale if you are not careful about how you present yourself.  Be sure that you are smiling when you greet your potential and existing customers, and be sure that you are looking them in the eyes as they talk to you.  There is no need to be intense, here, but you are going to want to make sure that you are letting them know that you are actually paying attention to that which they are saying.  If they do not feel like you are listening, then they are never going to trust you enough to rent one of your units.</p>
<p>Moving on, here, you are also going to want to be sure that you are well aware of all of the specials that you can offer your oncoming customers.  Chances are that your customers are simply going to go with the cheapest facility that they can find.  You can talk them to death when it comes to security and cleanliness, but very few of them are actually going to listen to you at the end of the day.  Thus, you are going to have to know your specials well so that you can simply step up and save them some money.  By saving your potential customers money, you are going to make them more inclined to rent a self storage unit from you.  That is simply how it works the majority of the time, at least.</p>
<p>Finally, here, you are always going to want to be sure that you are capable of explaining the ins and outs of your facility.  When it comes to your self storage security features, you are going to want to be sure that you truly know them like the backs of your hands.  If a potential customer asks you a question about your video surveillance methods, then you are going to want to be sure that you can answer it without a stutter.  The last thing that you are looking for, here, is to lose a customer at the very last minute because you could not answer a question about security in a satisfactory manner.</p>
<p>So long as you understand your customer, your specials, and your property, you are not going to have an overwhelming amount of trouble when it comes to effectively selling your self storage units.  Just keep all of this advice in mind as you are selling your product, and you are going to find that your numbers will improve overnight.</p>

If there is an unexpectedly severe storm that blows off part of the roof the storehouse, goods placed in storing can be damaged from the resulting flooding. Insurance cannot take care of such eventualities. You might get a payout from the insurance company but you can never get your stamps back.</p>

One need not try to cram up all his belongings in small rental homes or urban accommodations. He can place all his extra items in a public storehouse. These public storehouses are of great utility to people who have to relocate. They can place a lot of their less frequently used items in public storehouses and shift over to the new location. The storehouses are provided on a short term as well as long term basis. They can be hired for a couple of days or for a couple of years, according to the requirement.</p>

			<content:encoded><![CDATA[<div>In our call center we take overflow call for <a href=" http://Colorado-Basalt-81621-self-storage.storage-mart.net " target="_blank">self storage</a> facilities nationwide. Calls come to us by call forwarding when the on site managers cannot get to the phone or when the office is closed. I do not think that call forwarding is all that new a concept but it seems that many of our callers just do not grasp it. Many times when I explain that the office is closed they excitedly demand to know why managers are not available and when they will receive a return call. If I tell them that I am not on site and that the call has automatically transferred to me and they could call back in a few minutes or I could transfer them to voice mail, they demand to know what the telephone number is. I assure them that they have the correct number but store personnel were not available to take the call so it forwarded to me. Next they want me to tell the store manager to call them. I advise them that I can put them through to voicemail so they can leave a message.</div>
<div>Next the caller may demand to know where the manager is and why they did not answer their phone. I advise them that the manager may be on the lot with a customer or even on another phone line. They ask again what the number for the self storage business is and you are right back into that same loop where the caller does not wish to acknowledge the possibility of call forwarding. There does not seem to be a good way to explain this.</div>
<div>You might believe that only elderly people would not understand this technology but you really would not believe the number of people who find it impossible to understand.</div>
<div>I do understand that elderly people have a problem. Technology has changed so rapidly and there is so much that is different from they childhood. I have had a call from an elderly lady who was concerned that she had done something wrong and that she was being charged for a long distance call. I did manage to explain it to her so that she understood it.</div>
<div>Now many storage companies are on line. We are helping customers pay bills on line; we are using the Internet to help customers rent units for other <a href=" http://Kansas-Olathe-66061-self-storage.storage-mart.net " target="_blank">self storage facilities</a>. As technology changes are implemented in more companies that we serve there will be opportunities to have new sales techniques and tools that will lead to sales increases.<br />
We will just need to be on our toes to help customers understand them.</div>

<div>It is beginning to look a lot like Christmas here in central Missouri. Homes are decorated with red and green and white and gold. In the words of that old song “Silver Bells” “strings of street lights even stop lights blink and bright read and green . . .”</div>
<div>People are calling for self storage to help them through the season. A man called the other day looking for a place to store the new car that he was giving as a gift; many people rent a 5 x 5 to keep the “Santa” gifts in as children are very enterprising in seeking out what you thought was well hidden.</div>
<div>When my own sons were little, we had barns and grain bins and many places to hide the special gifts. Even so there were wrapped presents under the tree and they got very clever about “breaking in” Sometimes they would actually open the present and then have to wrap it in different paper. I got just as clever about foiling these attempts. If I found a package disturbed or re wrapped, I would often take away the hot wheels or boy type gift and replace it with a doll that said “mama” Sometimes, I would place a burned out light bulb and a ball bearing or two in a box. It was worth the effort to see their darling little faces when they shook the box hard and heard the breaking glass. (That was a little present just for me. It was almost as good as putting a willow switch in the stockings) but I digress.</div>
<div>Today many people live in smaller spaces. The 9 room two story farmhouse that my family shared has given way to the economical and streamlined apartment or condo. Many families find it inconvenient even to store their tree and decorations during the rest of the year. We are receiving many <a href=" http://New-York-Brooklyn-Atlatic-Ave-11217-self-storage.storage-mart.net/ " target="_blank">self storage</a> calls in the call center for such needs. It is very good and can lad to sales increase for our <a href=" http://New-Jersey-West-New-York-07093-self-storage.storage-mart.net/ " target="_blank">self storage</a> facilities however we must be strong and courteous as many callers a stressed by the demands of the season and need patience and a kind word. I am happy to offer a bit of sympathy with the price and availability of the storage unit. It is a very valuable sales technique.</div>
<p>By the way, I would be happy to pay the storage fee if someone would like to buy a car for me.</p>

			<content:encoded><![CDATA[<div>I’ve mentioned in previous blogs that we try our best to acknowledge our employees and their efforts to make the most of each call when dealing with our clients’ customers, as well as other areas in the workplace. One way that we like to acknowledge our call center employees is by giving out “Employee Compliment Certificates”.</div>
<div>Whenever an employee receives a compliment from a customer, we hand out a certificate stating as much information as possible regarding what the compliment was, so the employee knows what sales techniques they used in order to deserve it. Our employees seem to enjoy this quite a bit, as they post each and every one of theirs into their small cubicle space for others to view and praise them. Sometimes, I think a few are competing with each other to see who gets the most awards in different areas.</div>
<div>We also enjoy giving them out because they deserve to be recognized for not just a job well done, but for affecting a caller so much that the caller went out of their way to give the compliment to that employee. Many times, the caller passes the praises on to the <a href=" http://Maryland-Waldorf-20601-self-storage.storage-mart.net " target="_blank">storage facility</a>’s employee or manager when they get to the store and the manager gives us a call back telling us about them. It feels great to know that our call center reps make such an impact, that those callers go out of their way to compliment an employee. So, if you have received any compliments regarding our employees, even if from the store location itself, we would highly appreciate your passing them along to us.</div>

<div>We all hate calls that end in “click.” Sometimes it can’t be helped. Sometimes, we just don’t have the right price or the best location. Still there is no reason for a person to be rude and just hang up. But it is one of the downfalls of this profession. If we are to answer the phones we cannot predict which calls are going to be genuine <a href=" http://www.storage-mart.com/ " target="_blank">calls for self storage</a> and which ones are not.</div>
<div>However, if you own a self storage business it is almost silly not to have a backup plan for times when you can&#8217;t get to the phone. <div>I have gotten a few calls where I went through the script and the caller has concerns when closing the deal. Sometimes they aren’t the normal concerns that every customer has. They have concerns with the extra fees discussed in the wrap-up portion of the call.</div>
<div>Some storage facilities may choose not to tell the customer of the extra setup fees that come with setting up a storage facility. These fees could be insurance, processing fees, or even something small such as requiring a lock to be sold at the store. Sometimes these fees are essential to making or breaking a sell. I understand the reasoning behind not telling them about the fees. Things such as processing fees or admin fees are starting to be a part of the decision process for future customers. Some facilities choose to tell the customer about the fees either after they have setup the unit or when the customer calls about extra charges on their bill. I believe it is better to tell the customer about these fees.</div>
<div>The first reason I would take this approach is it looks good on the company. It gives them the impression that we go the extra mile for the customer and they appreciate that. I have gotten calls where I have given the fees and was thanked for it because other stores had not done that for them. They ended up calling us back because of that very reason. Second, I believe it’s part of having <a href=" http://www.phone-smart.info/ " target="_blank">quality customer service</a>. I believe quality customer service is giving the customer all of the information to help them make an informed decision. Quality customer service puts the customer first and gets them involved in the decision making process. These things can help increase your business and generate future business through good word of mouth.</div>

<p>A training tip from Robin Turner, PhoneSmart call center manger</p>
<p>How many times have you heard that from a caller? Or a customer?</p>
<div>You get a caller who asks about the free truck, but your self-storage facility doesn’t offer it&#8230; how do you handle it?</div>
<div>Whatever you do, don&#8217;t just cold-shoulder them, as you&#8217;ll most likely lose your potential customer. Know how to respond. Especially if the caller is irate because they expect you should have it and it should be honored since it was in the phonebook. My best advice I can give is to acknowledge, explain and overcome. I&#8217;ve heard too many times&#8230; &#8220;No, we don&#8217;t have it, sorry.&#8221; And the caller hangs up in frustration.</div>
<div>Think about how you will handle that call next time. Some questions to ask of yourself are&#8230; “Why is it in the phonebook? What other store locations do we have that do offer a free truck that are near by? What can I offer the caller in order to make up for the free truck? Would this caller still need storage if they can&#8217;t find a free truck elsewhere? Do you rent trucks? How close does the caller live from your property? Is it the most convenient location for them”?</div>
<div>Qualify the caller, sell your store location and what the benefits would be if they rent with you vs. the other guy&#8230; and what ever you do, don&#8217;t simply let them go. That would be the worst-case scenario. They could rent from you simply because you went so out of your way to sincerely help them with all of the possible solutions they could choose from, that they may just go ahead and rent with you. Wow! Another rental to add to your list!</div>

			<content:encoded><![CDATA[<p>There have been concerns for some time that the military was going to build self storage facilities on its bases to compete with the storage facilities off base. Many of us thought that as soon as the storage association members would raise their concern with military representatives that a reasonable understanding would develop. Most of us have felt that the trend in recent years was for the government to NOT compete with private enterprise.</p>
<p>But now we have seen that a meeting between Self Storage Association representatives and members of the military did not go well. The military wants to compete in self storage. They apparently see a great opportunity to get a cherry deal from operators who are willing to lease a facility on base. There will of course be people who will sign the lease and run the units.</p>
<p>What will this do to the businesses around the bases? It will make it tough to compete. Will this give other government entities the idea to get into the storage business? You bet! I can see airport authorities creating self storage space on the airport properties, advertising enhanced security from the TSA personnel who work in the airport.</p>
<p>Wait a minute. Don’t we have a big enough challenge on our hands competing with each other and competing against non-consumption? I imagine everyone in our business will try to rally their local law makers into a coalition to stop the government agencies and the military from hurting private enterprises in this way. But will it succeed?</p>
<p>Just in case it is not successful, we better think about how to compete. If you will need to draw customers off base to store their goods, you will need something on site to attract them like a barber shop, a pool hall, a taco stand or a beer hall. You’ll have to offer something to make it unattractive to rent the cheaper unit on base. Maybe for a small additional fee, you do the laundry of you customers every week. Perhaps you give a free airline ticket to everyone who signs a year lease on a 10&#215;10 or bigger. Maybe you give a pair of Kevlar gloves with each new rental.</p>
<p>You could probably defend yourself against the Airport Storage venture by selling a more convenient location. Most people will not want to drive around to the back of the airport and fight airport traffic, when they can just turn into your place as they drive by on their way to work or shopping.</p>
<p>The people who will be running these facilities will likely be leasing the property from the military or the airport and will not have an ownership stake. This will make it hard for them to raise enough capital or raise enough courage to compete against you if you do NOT compete on price. Staying out of a price competition can be difficult. Your occupancy may suffer a hit after “The Storage place on base” opens up. You may have a hard time keeping up your monthly new rental goals. But price matching is not always the way to go. If you can rent a lot more units by cutting price, you can make up for the shortfall. But if all you do is destroy the market in your area and make the standard rates 30% lower than what they used to be without dramatic long term increase in occupancy, you have shot yourself in the foot. Ouch! Usually out-marketing your opponent is more effective.</p>
<p>How many cheap colas are there? Sam’s cola is cheap and easy to get. And Sam’s sells a lot of it. But Coca Cola’s numbers keep rising. They market the heck out of their drinks, some of which are just water, and they are making money.</p>
<p>When you out-market your competition and out-do them in customer service and sales performance, you can lose some occupancy without long term suffering. You will regain ground after word of mouth has let people know that your place is a good value and a great place to store. A good value that is a great experience always beats the cheapest offering for probably 75% of the consumers in that market place. You can let your competitor have the people who will only take the cheapest deal. They are hard to make happy and not great referrals sources anyway. The people who will spend an extra few dollars to get a good experience are the people you want anyway.</p>
<p>I’m not saying that the military is doing you a favor by setting themselves up in the storage business. But I am saying that they will not be as tough a competitor as you might think. Time will tell. Hopefully the military will find that too many congressmen and women are getting harassed by their constituents for this grand storage plan to every take shape.</p>

<p>I drove through a city I hadn’t visited in a while last month. I like to see what storage places look like in different localities. It was after dinner and dark. I got into my rental car and started heading back to my hotel. On my way I passed a neon sign on a big building that said “elf Storage”. I was fascinated. I parked across the street and watched for a while. I could see the first row of drive-up units clearly.</p>
<p>My first thought was of Anne Ballard, the storage pro who likes to talk about making sure your lighted signs have good bulbs in them. I thought this might be a storage place run by someone who never saw Anne give a presentation and let the “S” burn out. Maybe my eyes were deceiving me, but I could not see an “S” on the sign.</p>
<p>I waited for a little while longer and I noticed a truck pull up. A couple of short guys jumped out with these huge sacks and dragged them across the driveway and opened a roll up door. It looked like the unit was stuffed with sacks.</p>
<p>I knew what I was looking at, but I would not let myself believe it. I stopped believing in Santa Clause when I was a little kid and recognized our neighbor behind the phony white beard. Now may sense of reality was starting to spin.</p>
<p>Just then, a tap on my car window startled me. There was this big stocky guy with a long white beard. Sweat broke out from my forehead. He said in a soft deep voice, “Can I help you, son?” I didn’t know what to say.</p>
<p>I rolled down the window and started to stammer. I couldn’t form a single intelligible word. He said, “Well I guess you can’t fool all the people all the time.” Then he chuckled a jolly chuckle. He continued, “We thought we could hide in plain view and get away with it until Christmas. Don’t you dare breathe a word of this or you will have coal in your stocking for ever!”</p>
<p>I said, “Yes sir” like a shy second grader and started my car and began to pull away from the curb, when one of the short guys took off his hat to reveal his pointy ears. He laughed and waved at me.</p>
<p>I had to pull over a few blocks later and sit and wait until I stopped shaking and could catch my breath.</p>
<p>I know I was not supposed to reveal this. But I couldn’t hold it inside any longer. I did not say which city I saw this in, so I may not get in trouble. But if you know your markets, you know where the 5th Street elf Storage facility is. It is not what you think it is. Or maybe you know already. Just don’t tell them you found out from me.</p>

<p>Do any of you remember when you could actually build a storage facility and just wait for it to fill up?</p>
<p>You still may be able to find the perfect location and build a property under budget. But can you win the consumers in the market? Marketing has become much more intense than it ever was. The competition to get a dollar of spending money from a consumer is fierce. You are competing against lots of other businesses that are not even remotely storage related for the attention and the business of consumers. You are also competing against lots of other storage and organizing options. If you are not spending a significant portion of your day concentrating on marketing and sales your competitors will leave you in the dust.</p>
<p>Look at your market and see how people are trying to get noticed and trying to get leads.</p>

			<content:encoded><![CDATA[<p>Welcome to the self storage blog, our diary of the self storage business.</p>
<p>Today I was taking a drive around Toronto visiting storage facilities and I saw perfect illustrations fo the old and the new theories of successful storage business. One store I looked at was the back end of a building that had retail store in the front. You had to drive all around the back end through a parking lot that looked like you weren&#8217;t suppossed to be there. The office was uninviting and hadn&#8217;t been updated since it was built in the early 80s.</p>
<p>The other store I visited was just completed and was a mutli story climate controlled retail big box across from a shopping mall. If you store your stuff there, your stuff would live better than you.</p>
<p>Here are the two ends of the spectrum. How are these two styles of storage going to effect each other and change the industry?</p>

			<content:encoded><![CDATA[<p>Welcome to the self storage blog. We give you a window into the self storage business based on the large peer group we service.</p>
<p>I often tell people that there seems to be two types of people who own storage facilities. One group is just pulling cash out of the property and really doesn&#8217;t want to put any time, effort or money into running a better, more profitable property. They seem satisfied making a profit based on little effort and minimal investment. Now you can&#8217;t really fault people with an attitude like this, because they are making money, their properties are meeting their expectations and they are happy. This sounds like an ideal situation.</p>
<p>Then there are people who are trying to run a business. They try to create efficiencies, try to maximize financial performance, seek to develop their personnel and try to make the best of what they have.</p>
<p>I think PhoneSmart&#8217;s call center service has something to offer both groups. In almost every case we can create enough rentals to pay for ourselves several times over from phone calls the store would not have been able ot handle without us. For the person who is trying to run a business, this sounds like the ideal service provider situation. You would think that if you told business people that you can find money that they left on the table at a minimal cost, they would line up to sign on the dotted line.</p>
<p>Sometimes business people are so busy trying to keep their program moving forward or so busy putting out fires, that they lose sight of the &#8220;maximize financial performance&#8221; goal.</p>
<p>For the people who are milking a cash cow this should also be attractive. We require no new money. We pay for ourselves from &#8220;Found money&#8221;. Yes it will take a little effort ot get us integrated into normal operating proceeures. But once the store staff is used to working with us, we become standard operating proceedure and require no extra effort. At this point the owner can go back to the &#8220;no hassle-no worries&#8221; style of management&#8230;but be at a higher level of financial performance and a higher level of profit.</p>
<p>In the mean time, we keep turning missed calls into rentals for our many clients. Bye for now, Tron</p>

			<content:encoded><![CDATA[<p>I stopped at my favorite natural foods restaurant, The Main Squeeze, to get a cup of soup for lunch the other day. The place was packed. People were lined up at the counter to order food. People were waiting off to the side to get their to-go orders. I wiggled into the only stool available at the counter and watched the process for a while. The staff people behind the counter were juggling tasks and moving orders towards the kitchen like they were tossing bowling pins. They were making juice and smoothies while cutting produce and cleaning their work space. They&#8217;d drop what they were doing for a minute to deliver some food to a table, and then it was back to tossing bowling oins. It actually looked smooth.</p>
<p>I could see into the kitchen through the pass-thorugh. The kitchen staff was moving from task to task in a &#8220;zone&#8221;. They reminded me of basketball players. Odd, since the college finals are going on today. They were working the plates and the pots and the pans, moving the meals towards the pick-up window. An then they&#8217;d yell &#8220;order up!&#8221;, and I knew they made a goal. I like to eat at the Main Squeeze, because the food is delicious and healthy. The chefs there get some great flavors going, and everything on the menu is whole grain or fresh produce. Much of it is organically produced. The only problem is that this kind of good food doesn&#8217;t happen fast. If you like to run up to the counter, order and leave in five minutes, forget it, it ain&#8217;t happening. If you get there before the lunch rush, the place is half empty and the mood is mellow. But the lunch rush is bumpin&#8217;. And the staff keeps up. And the customers patiently wait for their yummy goodies or they visit with people they know or they make a new friend with the person on line with them. This is the customers ways of saying to the staff, &#8220;It&#8217;s okay, I can wait a few minutes. No problem.&#8221; I enjoy watching the staff juggle. It almost looks like they know what they are doing. But I know they don&#8217;t. They may have some idea as to how many meals and drinks they might need to make, but every day is different. They also look calm and cool, even though I know they are hustling. So it becomes a matter of team work. can the team handle the chaos while making it look efficient?</p>
<p>This is what we do in the call center. This is what you do at the self storage facility. During the quiet times, it is easy to make it look easy. We take the calls, help the people make a reservation and wait for the next call. You take the people on a tour, help them sign the lease and move on to that next customer with a question with ease. But what happends when the lunch rush comes? or the after work rush? or the last Monday of the month rush? Can you handle the chaos while making it look efficient. Most days, we can do it. Callers would never know that the phones are ringing off the hook and we are juggling calls like butcher knives. I bet you can do it most days, too. When customers are lined up four deep, can they notice that it is busy and going crazy, or do they just go with the flow, because you are remaining calm and cool and you are making it look easy? If you aren&#8217;t sure of how well your choas efficiency works, you don&#8217;t have much time to get ready. Even yesterday, which should have been a ho-hum Sunday had a few big spikes in call volume.<br />
