It is of great use to all the people while relocating from one place to another. One can also plan the method to organize the items in the storehouse beforehand. <p>Welcome to the Phone Smart Call Center blog, and insider view of the Self-storage industry.</p>
<div>It is my responsibility to compose, distribute and grade quizzes for our <a href=" http://www.phone-smart.info/ " target="_blank">call center</a> reps. I have to be creative in the quizzes that I come up with. Quizzes help with the <a href=" http://www.secretshoppingblog.com/ " target="_blank">ongoing training</a> that we pride ourselves in as it helps to continue the learning process and to keep our reps, greenhorns, newbies or the old timers, to better help our callers. Quizzes are a great way to evaluate how knowledgeable your employees are in certain areas. Quizzes can be done often on a regular schedule or on a surprise basis to test staff on new products you offer, new sales skills they’ve been taught… any number of areas.</div>
<div>When evaluating the quizzes, don’t just grade them and give them back with a score and that’s it. You have to utilize those quizzes to give the employee more information to help them be better at their job. You can tie bonuses or incentives to quizzes that score over certain grade mark as well to make it more interesting and challenging. It also helps motivate staff to do better on the quizzes.</div>
<div>We usually have open book quizzes so employees have the opportunity to use store screens and training packets to find the information. That can work as a self-training tool to help them know where to get the information and help retain the information for future use.</div>
<div>You can do this for any type of company you work for. There is always something that someone can be quizzed on, whether it’s a specific answer that needs to be given a customer regarding an inquiry, or regarding company policies, standard procedures, how to handle irate customers, etc.</div>
<div>This also creates an opening for the employee to ask questions to clarify information and for the employee to get more comfortable in coming to a manager with questions and concerns. This line of communication is so very important in creating good will between management and the staff members. My work with the quizzes has earned me the name “teacher”. The amazing thing is, when I was little I wanted to be a teacher when I grew up.</div>

<div>Just reading this shows you are pretty savvy about where you get your information. But how connected are you really? The more in the know you are the easier it is to stay connected to your industry and customer base.</div>

<div>The <a href="http://www.phone-smart.info/" target="_blank">self-storage industry</a> has many online and print resources with a wealth of knowledge and information. I’m not going to list them all here because I’m sure you know which ones I mean. But that’s no t the only way to stay connected. For instance, the show that Tron just returned from. At this event, he connected with so many others in the industry I’m sure his head was spinning, but it was, no doubt, worth it. These events as well as seminars and trade association programs; or groups like local chambers of commerce and other business organizations can help you promote your business and stay connected to both the industry and your customers.</div>
<p> </p>
<div>Another way to stay in touch is through advertising. It is worth the effort and expense to have a good ad plan. Keep potential customers informed and continue to stay in contact with previous clients through mailing lists and other direct marketing. This gives you “top of mind” awareness and helps them remember you name first when they do need your services.</div>

<div>What about your front line, your direct link to customers? Yes, I mean your employees! Do you hold regular meeting with them and when you do, do you listen to them? You should! They can give you a new viewpoint on what’s happening right when the sales are taking place.</div>
<p> </p>
<div>All these resources combined give you an invaluable brain trust and help you to increase your bottom line by increasing your customer base. Stay connected to them, to your staff, and to other members of your industry and watch your profits soar!</div>

<p>I was looking at some population growth figures today. The number of people who continue to move into busy areaas like Southern California, Southern Nevada, the Phoenix area and parts of Georgia nd Florida are unbelievable. If these trends hold and you continue to see 6-8% growth in some of these markets, it may be difficult to get enough storage supply to absorb all the demand. Since it is difficult to find a piece of real estate that will pass the permit process and difficult to find a property price tag that will allow your project to pencil out, there may continue to be strong demand even as we build more facilitites in these areas.</p>
<p>If market conditions make it tricky to build a new facility, we may be in a good position. In the markets that are growing, where there are fewer barriers to entry you may see a different problem. Supply could overtake demand in these areas. Even so, the nicely presented facilities that are staffed by people with good customer service and sales skills will rise above the crowd. But I suspect some markets will beceome less interesting and difficult to propsper in, especially as the prices of current and established projects continue to rise. In some respects this is neither a buyers nor a sellers market.</p>
<p>It will be interesting to see how things develop.</p>

			<content:encoded><![CDATA[<p>Welcome to the self storage bolg, our diary of the self storage industry.</p>
<p>I&#8217;ve had the pleasure of spending a few days in Canada working with two different client companies, helping them with their sales training. Because our call center takes so many self storage inquiry calls, we have become very seasoned and experienced in quickly and professionally selling self storage. I was sharing our selling system with our clients and helping their staff people hone their selling skills. My plan is to help them have a structure to follow, so they can keep the sales process on track and to give them some specific techniques to they can create more leads and reservations and convert more callers and visitors into rentals.</p>
<p>I am reminded that it is also about practice. The more you swing the bat, the better you will be at hitting the ball. Of course you have to swing correctly, but you also have to swing a lot. Sales is no different. Practice in the mirror, record yourself practicing in thin air. Practice with your friends and co-workers. The more you practice, the more you will be successful and the more profit you will create for your company.</p>
<p>Selling is a skill. Skills improve with pratice. So go out there and swing at the ball.</p>

			<content:encoded><![CDATA[<p>So far this week is shaping up nicely. A few of our reps are having average credit card reservation per hour ratios that are reminiscent of summer time. We saw self storage call volume cooperate with our projections yesterday. We had about a 17% increase in call volume over our other April Mondays. That was pretty close to the 20% I was using as my staff scheduling yardstick. It was our year-to-date top call volume day. This matches our trends, too. So far today has been steady and about as busy as we would have thought.</p>
<p>We are seeing one trend that represents a change in how our call volume behaves. Two years ago, the phones started getting very busy at about 7:00 am central and stayed very busy until a noon slow-down. It usually had a significant increase between 10:00 and 11:30 am. We also saw good rental activity early. With the exception of yesterday and a few other busy Mondays, we are seeing slower early mornings, with a lower percentage of rental inquiries. We aren’t seeing our big call volume until 9:30 or 10:30 am. We don’t think this has anything to do with the geographic distribution of our clients, as it has not changed significantly. We seem to pick up east coast and west cost clients with equal regularity.</p>
<p>We think it has something to do with consumer behavior. We can’t explain it because we haven’t done the survey of callers to find out why. But never the less, here it is.</p>
<p>We are encouraged to see the call volume and rental demand move according to projections. We hope that demand is increasing according to your projections in your local market as well. Make sure to come to the self storage blog tomorrow and read Mike Scanlon’s guest entry. Bye for now, Tron</p>

			<content:encoded><![CDATA[<p>One of the most powerful ways of helping a customer is to tell them what you can do for them. Many times we get callers or you get customers who have a problem or a question we can do nothing about. People don’t like to be told “Too bad, so sad”. People like to be helped. So try to make sure to tell people “…but here is what I CAN do for you” or “…but I CAN get you in touch with someone who can help you with this situation” .</p>
<p>People realize you may not have all the answers or the authority to make unusual decisions. But they want someone to be sympathetic and to be helpful. If all they hear you say is that you can’t help them, they will become angry and vent on you. If they understand you to say “sorry, but here is what I CAN do”, they will remain calm and follow your instructions. This works as well with current customers as it does with people you are trying to rent a unit to. If this isn’t a part of your regular routine, make it so. You will find it will be very helpful.</p>
