			<content:encoded><![CDATA[<p><a href="http://us.storage-mart.com/texas/san-antonio/potranco-road" target="_blank"><strong>West San Antonio storage units</strong></a> in the great sunny place of Texas are busy.  This area is packed with folks and this part of Texas is full of people too.  San  Antonio is a very big city with a lot of people in it and so is Austin, Texas, which is right down the road from it.  Now when Texans say something is right down the road it may be farther than you perceived.  Texas is a very big place.  It can take a long time to drive across it and the ride is kind of boring to boot.  Down the road in this situation, means Austin is an hour away, which is a short drive in Texas.  Close to these two cities is a world famous and world class water park.  It has a German name because the town it is very close to was founded by Germans, and many German people still live there.  We are talking about New Bransful and the water park is the Slitterbahm.  We are sure we spelled the name wrong, but we are sure a lot of people spell the name wrong, but the thousands of people who come to this great water park, probably can not spell the name either.  Who cares though because the rides at this park are thrilling and great fun.  The water is cold though, so you might be shocked when your big toe first hits the water.  This is one cold river the park was built on, but the hot Texas sun helps.  The river is cold springs fed and you can feel it.  The rides twist and turn and go through tunnels and no lights and some of the slides they have are just out of sight.  This water park has been featured many times in all kinds of TV programs like on the travel station, or discovery channel and others.  We like watching those shows so our young seven year old can jump up and yell we have been there!  It is funny.</p>

This will be a tremendous help not only to the store but also for us. It is just one more service that PhoneSmart offers. It makes our representatives more helpful, not only for <a href=" http://Minnesota-Hopkins-55343-self-storage.storage-mart.net/  " target="_blank">self storage</a> inquiries but also to help current tenants. This makes us more marketable and gives another level of service to the on site manager.</div>
<div>Now when a current tenant calls and wishes to make a payment now and not later to avoid lockouts etc, we can help. We can also rent a unit by phone as well. So we are not only getting a commitment form a possible tenant over the phone we can seal the deal!</div>

			<content:encoded><![CDATA[<p>Welcome to the self storage blog, our diary of the <a href=" http://Missouri-Columbia-65203-self-storage.storage-mart.net/  " target="_blank">self storage</a> business and self storage trends. Here is an update on happenings in our call center.</p>
<div>It is late October and the phones are slow. There are a few people looking to store, a lot of current tenant issues calls and a few stray truck rental inquiries. Many of our reps are seeing some of their lowest reservation per hour averages of the year. This is to be expected. Although some would say it seems a little slower than last year. But then our memory is always is clouded by our current state of mind.</div>
<div>And then yesterday at about 4 PM Central the phones went crazy. We had a spurt that lasted about two hours that overloaded our capabilities. Because of that we had several people on hold and lost a few phone calls. We are normally well equipped to grab people from other areas at PhoneSmart to cover the phones when we hit an odd and unpredicted call spurt. Yesterday was one of those spurts you don’t usually even see in the summer. And it only lasted about two hours.</div>
<div>What happened? Did several store managers have to leave the office at the same time and cause a flood of calls. I know I jumped on the phones to help pull people out of the on-hold queue and took several calls for the same store. Is there enough pent up demand that an unpredictable bump in volume is still likely to occur even in the slower months?</div>
<div>We will be watching to see what happens. We hate to see a situation like this, as it ruins our otherwise outstanding speed to answer stats and calls answered rates. How are things going in your markets?</div>

<div>Incentives are a big part of everyday life. How many times did your mom or dad offer you money for doing your chores? Incentives help motivate people to either perform better or buy your product. I work in a call center for a telemarketing company. We raise money for different political and charitable organizations. They use incentives to motivate their employees to perform better. The offer break passes for the most dollars raised and also prizes like free football game tickets. The most recent incentives placed co-workers into teams and let them compete in a virtual golf tournament.</div>

<p>Welcome to the PhoneSmart call center blog and insider diary of the self-storage industry.</p>
<div>We have had a string of calls that end with “I’ll take my chances”. I cannot believe that someone would leave his or her things to chance. Even when we tell them that we are in the busy season now and there aren’t that many units left. Unless it is someone that already has a place and they are just making room. Sometimes I ask “at what point are you in your move?” That statement helps us get an idea of which place they fall within the rule of thirds. Then if we know they are unsure about needing self-storage it helps us understand that; oh I will take my chances…statement.</div>
<div>I am looking for a place to live right now and I have two small children and if a place wants a deposit to hold the unit for me then I will have to come up with that deposit because I can’t leave it to chance if I am interested in the place. I would think it would be the same way with <a href=" http://www.atcan.ca/ " target="_blank">storing your things</a>. Obviously, they have no place to put their things so they leave to chance whether or not they <a href=" http://www.storage-mart.com/ " target="_blank">get a storage unit</a>. At least if a person can hold one then they stand a better chance of not being without self storage. Then if they find that the unit will not work they can call back and cancel if that is possible. That is why we try our best to build a sense of urgency and reserve something for them. We are not doing them a favor by just letting them pull away empty handed.<br />
There are of course the people that would rather risk their belongings and take their chances! Not me.</div>

<p>The Answering Machine Blues&#8230;</p>
<p>During the course of a normal month of <a href=" http://www.mysteryshop.org/index-na.php/ " target="_blank">secret shopping calls</a> we will attempt to make the call until it is completed. Sometimes this means hundreds of “extra” calls that are not useable. The interesting thing about some of these calls is that many times we will get an answering machine. Now, that may seem fine to let your calls ring to an answering machine instead of no one picking up, but unless you are the only storage facility in your town, I will bet you are losing business. With competition and rising gas prices, facilities are scrambling for their fair share of the market. Most successful <a href=" http://www.storage-mart.com/ " target="_blank">storage businesses</a> know that you can’t just put up a metal building with dividers and call it storage. Successful sites normally offer security, packing and moving supplies, shipping and receiving, on site managers and more.<br />
Back to the answering machine….<br />
I personally would not leave a message for a storage unit. I would go down to the next business in the phone book. Why would you want to lose this potential business? <p>Welcome to our business blog, where we offer a diary of the self storage business.</p>
<div>Having confidence is a big part of your everyday life. Having confidence in what you do helps you be successful in the things that you do. When I was attending college, I majored in broadcasting. I wanted to have an emphasis on radio broadcasting. Just like anything you do, you have to learn the basics first. I learned the radio history, how to work the board and the theory behind it. However, there isn’t anything like the first time being on a live broadcast. Of course, for the first few minutes I was nervous. I had to learn which button to push where to push it. It was a lot of multi-tasking involved with that job.</div>
<div>The main issue I have seen since I have worked on our call center role-play hotline and I observed through watching the trainees is confidence. There are several ways to help you gain the confidence you need in the <a href=" http://www.storetodoor.com/Default.asp/ " target="_blank">self storage business</a>. The one thing I have learned is that repetition is power. Repetition is one of the major ways that we learn how to sell self storage in the call center. People in advertising use this technique all the time to influence you to buy their product. They plant the seed in your mind and then keep hitting you with the ad over and over. This technique can also help you in the <a href=" http://www.storage-mart.com/ " target="_blank">self storage industry.</a> If you are having trouble with the script, read it word for word. Take it home and read it out loud as many times as you can. The repetition will stick in your mind and you’ll know what to say and when to say it. It’s also helpful to come up with ways to know where the information is. The way was taught is to look at the screen as a baseball field. Know what information is on first, second, third, and home base and keep saying those things to yourself. Doing these things will give you the confidence you need to help customers in the self storage industry. I hope that this business blog entry will help you gain confidence in selling self-storage.</div>

Welcome to the <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart </a>self-storage blog.</p>
<p>Hello! I have worked at <a href=" http://www.phone-smart.info/ " target="_blank">PhoneSmart </a>for a little over two years. I can tell a huge difference between when I started here and how things are right now. Storage is booming. It is a huge business. When I first started I did not notice how many storage facilities there are. It seems that no one notices any part of a storage facility unless you need a storage unit or you are in the self-storage industry. Now, driving I notice all the storage facilities everywhere. Prior to my employment here I did not notice at all. We even have people calling asking how to start a storage facility. We provide information for that as well. There are conventions that go on year round dedicated to self-storage. Who would have believed it?<br />
Also, within the last two years our projected call volume has risen. Which means more money for us!! If I had known before that storage was such a successful business I may have started my own facility! I guess you could say that storage is a business to get into. However, right now I am happy to oblige the facilities we answer for and make a reservation or two. Who knows where the business will be two years from now. The way it looks now it is going to be great!!</p>

<p>We had someone ask the other day why it sometimes takes a day or so to update the specials we offer for your callers.</p>
<p>Here is the story on specials&#8230;</p>
<p>We only have certain people entering specials so they will be understandable to our reps, because everyone’s specials are a little different. SO if you give us a special to enter and it doesn’t get entered until the next day, you have a great excuse to follow up on any leads that didn’t get offered the current special.</p>
<p>We pride ourselves on the top notch quality of our sales reps, so we try to make sure the info they have to work with is as clear and usable as possible. In this case it is better for you and your callers if we enter the special after it has been reviewed and has been worded so we can all make the best use of it.</p>
<p>Bear with us while we make your special a useful tool for our reps to use to take your callers off the market.</p>

<p>This is our diary of the self storage business.</p>
<p>Sometimes sales people feel like the Plains Indian hunters must have when they were out looking for buffalo. They surely knew enough about their prey’s habits and patterns to position themselves in the place where the buffalo were most likely to show up. Even so, it must have been very stressful when the children were hungry and there were no buffalo to be found. Waiting for the buffalo to return must have been a great test of will.</p>
<p>Well our buffalo returned last weekend. We saw the kind of rental demand and reservation activity that we hoped might come. Of course we were holding our breath wondering if it would. We wrote 109 credit card reservations for clients on Saturday and Sunday alone. This is double what we did the weekend before.</p>
<p>This is a very nice way to finish off what is normally a slow month. It hopefully means that March will provide good hunting, too.</p>

Today is a busy day in the call center as lots of people are getting ready to store their stuff in the next month or two. There are also a lot of stores closed for Presidents’ Day, which makes no sense what so ever. People use their days off to get storage chores done. Stores should be open as people can do their leases and get moved in.</p>
<p>I would recommend that you take a close look at your holiday policies. We are glad to take your calls for you. It is our job to help you when you are unavailable. But you are missing business by not having someone on site who can move people in today.</p>

<p>In a world where customer service seems to be fading away, the possibility of making a potential sale can be greatly increased with a simple phone call.</p>
<p>The Storage Industry has seen many changes over the last couple of decades. One of which is the manner in which consumers locate information regarding storage properties.<br />
As little a few years ago, the favored method of advertising came from Yellow Page listings or special mailings. Consumers wishing to gather information would simply pick up the phone and start calling.</p>
<p>Recently, however, more and more people are researching facilities online. The convenience of sitting at a computer, pressing a button, and finding information is rapidly catching on. Consumers can now sit at their computer and shop for storage units. In fact, accessing the Yellow Page Website is quickly replacing the act of picking up a phone book. Many self-storage companies are aware of this trend and are now including company Website addresses in their advertisements.</p>
<p>Unfortunately, with all of the technology we have lost some of the “human element” required in making a sale. If a consumer does call your facility it means they have questions relevant to their personal storage needs. How we gather information and relate it back to a potential client can be crucial in making their decision easy. For the consumers who are “shopping around” you can go the distance and secure the rental with a few simple steps!</p>
<p>First! Qualify their need. Many consumers, if they have done their research, will call and request a climate controlled unit. Many of us know that climate control is not always necessary. Yesterday, I spoke to a potential client who was storing her household belongings for 3 days and requested a quote for climate control. Convincing her that a standard unit would be perfectly adequate for that short of a stay saved her $80. She told me that no one else had even bothered to ask how long she was storing! Also, qualifying unit size is very important. After all, who needs a 10&#215;20 unit to store a couch?</p>
<p>Second! Listen and take good notes. Make sure you are aware of what time frame the potential client might be in need of storage. If they ask where you are located, make sure to take note of whether or not your location is convenient. Note what items they are storing (files, house, car, tools, etc.) and include that information in your notes as well. Make sure you get the correct spelling for their name, and make a pronunciation guide if thee caller has a name that is difficult to pronounce. Repeat the phone number back to verify it is correct, after all, you want to be able to reach this propspect.</p>
<p>Third! Make a follow-up call to the potential client as quickly as possible. It is best to try reaching them back within a couple of hours. You know that when you spoke to them they are in the process of getting a storage unit. Sometimes, you can gather more information that may help you to assist them better.</p>
<p>Take this scenario for instance: The other day a gentleman called requesting a unit to park his car. We only had outside parking spaces available and he insisted on parking inside of a unit. Just in case, I took his name and number. Later, I followed up with him to see if he was having any luck in his search and to let him know I still had the parking space available. During this follow-up call he related more information to me. He was hesitant to park in an outside space because he had recently moved into town and all of his possessions were stored inside his vehicle. Quickly I offered him one of our small units (that happened to be on sale) to store his belongings. He told me that he had not even considered that option! Turns out the parking space combined with a locker were less expensive than the lowest price he was able to find all day. He was so relieved that he came down and rented immediately.</p>
<p>Even if a client has reserved a unit with you, making a courtesy follow-up call can help increase your reservation-to-rental percentages. How many of us have had phone calls from people who have made reservations, but cannot remember at which facility. Just going over some of the details such as your store hours, phone number, and address can imprint into the mind of a client that you care. You want their storage experience to go smoothly.</p>
<p>Many clients will even tell you how much they appreciate the call!</p>

<p>How can you measure the impact of improved sales and service practices on your average length of stay? If you could increase the average length of stay for each renter by two months, that would significantly impact your bottom line. If your software systems can measure average length of stay, try anything you can to impact it.</p>
<p>Two things come to mind immediately to help. One would be making sure all your calls are answered by friendly and helpful people. Big surprise that I should think so.</p>
<p>The other action would be first call problem resolution. Create and adjust systems to allow your renters’ questions and problems to be handled to their satisfaction on the first try. You can use your call tracking system to see how many times someone calls. You can notate in people’s accounts when you talk to them and what you talk about. This has to come from the top. You need to make it a strategic initiative and you need to work on it until you see average length of stay move significantly in your favor. Let me know what works for you.<br />

			<content:encoded><![CDATA[<p>Welcome the self storage blog, our diary of our involvement in the self storage business. I am still at the self storage association conference in Las Vegas. I have had many interesting discussions with lots of people.</p>
<p>One interesting observation I heard from a client made me chuckle this morning. He thinks he has a few site managers who don&#8217;t like a particular size. He has noticed that on occassion certain size units don&#8217;t rent up. He thinks that a staff person can become &#8220;size shy&#8221;.</p>
<p>For what ever reason the staff person does not recommend a particular size to people and when someone requests that size, they are talked out of it. I am not sure why I think this is funny. But I can imagine someone not liking a 5&#215;10 and putting everyone in a 5&#215;8 or a 5&#215;15, becasue they have an irrational fear of a rectangle of that proportion.</p>
<p>Maybe you should look at any size types that aren&#8217;t renting and see if you might have a &#8220;size shy&#8221; issue. Maybe you are just talking people out of that size?</p>

<p>Sometimes our PhoneSmart sales reps come up with some pretty funny stuff when we are trying to help people make their rental decisions. We normally have good directions and good landmarks on our screens so we can help people decide that the location they called is a good one. On occasion people calling are not familiar with the area they need to store in and are confused with directions.</p>
<p>One thing we are working on implementing is a mapping system so we can pull up a screen and give detailed directions to a caller who is not sure the location is good or not. Usually it is not a deal breaker and we can still write the reservation or set up the site tour appointment. But I heard about the funniest way to overcome this concern today.</p>
<p>One of our reps Laurie was talking to a caller from New York who was not sure how to get to the store she was calling. We are located in Missouri. When the caller said she wasn’t sure she should make the reservation because she was unsure of the location, Laurie told her, “I wish I could give you better directions, but I live way west of you and I’m not sure myself. I do have a few of those units still open, so I can put one on hold for you and have the site manager call you back with better directions, ok?” The caller said “Sure” and made the reservations. Score another one for our clients! Laurie said she will have to tell the California callers that she lives way to the East of them.</p>
<p>So don’t think there are sales situations you can’t handle. Just have some fun and get silly. You may find a great response you can use…and get a few laughs form your team members, too.</p>

<p>I had a chance to visit with some members of the New Jersey self storage association last week. One member I always enjoy visiting with is Tom Garden from Syrasoft Software. He stays in very close contact with his clients and usually has an interesting take on the storage events of the day. One thing his comapny has developed as a specialized add-on is a car storage tracking component. Storing titled vehicles poses some interesting and sometimes complicated issues for self storage owners. This is particularly true where you store antique or collector vehicles. You have some additional liabilities. You certainly have additional complications with auction and lien proceedures. It makes a lot of sense to have an added componenet to carefully track any vehicles you store.</p>
<p>If you are storing vehicles now, have you ever had a nightmare scenario? If you have questions about how you are currently tracking the vehicles you store, you might want to contact Tom or his staff and see what recommendations they might have for you.</p>
<p>Part of the reason Tom and his staff developed this add-on is because he has a customer that stores collector cars and had sepcial requirements. But it is also because the New Jersey and New York storage associations under the leadership of Chris McGrath made a lot of headway in clearing up title complications for vehicles that go to auction at your storage facilities.</p>

<p>I was talking to a self storage insider this morning who I&#8217;ve known for a few years. Industry vendors tend to have a circle of acquaintances they enjoy visiting with at the trade shows. Chuck Slagle from Bader Insurance is a person I always enjoy seeing. I was visiting with him about a client today and he mentioned the self storage blog from the other day where I broke the ownership group into those who are just taking cash out of their property and those who are trying to run a business.</p>
<p>Chuck has been promoting tenant insurance for years to the self storage industry and has seen a long sales cycle. I agreed with him that I also see a long sales cycle in our business.</p>
<p>Chuck thinks it is because the storage business is a little like a small town. He didn&#8217;t mean it in anyway to be disrespectful. But I think he has a point. People in a small town like to do business with people who have been around for a while. They aren&#8217;t so comfortable with new-comers. Small town folks like to wait and see how you do for their neighbors and see if there is any &#8220;bad talk&#8221; about you.</p>
<p>They also like to see people compete for their business and like to wait to see who is left standing. Small town folks love new gadgets and new business models. Only they don&#8217;t like them for themselves. They like to follow the trends and watch them to see what happens. Then when they feel comfortable that you are no longer a new-comer and that you have &#8220;paid your dues&#8221;, they will walk up to you and say, &#8220;OK. Show me what you&#8217;ve got to offer. I think I&#8217;m interested.&#8221;</p>
<p>Offering tenant insurance seems like a &#8220;no-brainer&#8221;. But there are still lots of operators who aren&#8217;t offering it. It will be interesting to see how the self storage market continues to develop.</p>

			<content:encoded><![CDATA[<p>I don’t know how business has been for you today, but we are in our mid-week, mid month anti-climax. After having several very good days for rental activity, we are seeing primarily non-rental calls today. The volume has been good, though. This is normal self storage trend activity. Early in busy season many renters get their phone calls done early in the week. The mid week sees more people calling about their past due rent or people calling about truck rentals. Trucks are hard to come by as things get busy, as you well know. This means people are making a lot of phone calls trying to find a truck to rent. So we get to talk to them. Then later in the week the people who like waiting until the last minute will call about needing a storage unit this weekend. So Thursday will be pretty good and Friday will be busy with rental activity again. Our PhoneSmart call center reps get used to the early week action and are always disappointed by the mid-week lull. It gives us time to catch our breath and get ready for the weekend. Those of you who have been reading my self storage blog are probably not newcomers to the world of blogs. But it looks like self storage secrets are not the only secrets loose in the blog world. I saw a piece in the Economist Magazine today that is all about how a blogger in Minnesota is taking down the Canadian government by writing about the testimony in a Canadian political trial. I heard on the radio how the Chinese government is trying to delete any blogs, discussion boards and emails that have anti-Japanese messages in them. I guess blogs are making an impact. I’d like to hear from you about some of your impressions and reactions to some of my entries. In the mean time I am finishing up some programming for a new client who is giving us a few stores to answer for. It is a good time of year to get started. 			<content:encoded><![CDATA[<p>The middle of the month is usually soft for phone rental inquiries. A lot of calls are tenants calling about past due rent. I like to look at call activity early in the day on a mid-month Monday. This will also tell me what kind of a week we are going to have and what kind of an end-of-the month run we will have. April is the real start of busy season for us, but we want to know just how busy. This helps us calculate staffing requirements for one thing. The call center business is all about right–sizing your staff. So we need to have enough people on the phone, but not too many or too few. We also need to be able to alert clients when big spikes in demand are expected.</p>
<p>So far today, I am happy to see steady demand and lots of reservations. One of our reps is averaging three reservations an hour so far. Everyone else is doing well, too. And the rush has not even started yet. We normally see a heavy morning rush start between 9:30 and 10:30 in the morning our time. It is about 10:20 and it hasn’t started yet. Now it might be that today is going to turn out to be a quiet day and we were able to catch some action early before all the stores opened. And now that they are all open, our phone volume may die off completely. We will know this one way or the other in the next hour or two.</p>

			<content:encoded><![CDATA[<p>So far today&#8217;s call volume and rental demand is living up to expectations. It has been a great day. We are on our way to a year to date best day for calls and for leads and reservations. A day like today gives all our call reps a taste of what the busy season will look like. These busy days demand focus. The calls come rolling into our call center one after the next. We get extreme spikes in call volume, where people who normally do not take phone calls have to pitch in to help. We get a few slow periods where everyone has a chance to catch their breathe and take a brief break before the next wave hits. But when the reservation activity is good like this, we are making money for our clients hand over fist and our reps are averaging about one to one and a half reservations per hour. This helps their paychecks, too.</p>
<p>We also hired another Spanish/English bilingual speaker today. Storage insiders will tell you that the Spanish speaking polpulaiton is beginning to be a bigger and bigger portion of our storage customers. The Self storage trade shows have featured sessions on marketing to the Hispanic population. We are getting ready for the wave. As with every other imigrant group, the Spanish speakers are moving up in salary and economic status. So they will need to store their new stuff. When they talk to us and are able to speak in Spanish, we double the odds of doing business with them before we even get into the phone call. &#8220;Si, hablo espanol&#8221; is all we need to put the odds squarely in our favor. So far we have reps who hail from Mexico, Southwest Texas, Bolivia, Southern California, Colombia, Peru and Missouri, who can handle the Spanish calls. NOt only can they handle the calls, but they are very good sales people, too. We plan to add more.</p>
