  • Self Storage is Big Business in Texas
    By jeff on March 25, 2011 | 1 Comment1 Comment Comments

West San Antonio storage units in the great sunny place of Texas are busy.  This area is packed with folks and this part of Texas is full of people too.  San Antonio is a very big city with a lot of people in it and so is Austin, Texas, which is right down the road from it.  Now when Texans say something is right down the road it may be farther than you perceived.  Texas is a very big place.  It can take a long time to drive across it and the ride is kind of boring to boot.  Down the road in this situation, means Austin is an hour away, which is a short drive in Texas.  Close to these two cities is a world famous and world class water park.  It has a German name because the town it is very close to was founded by Germans, and many German people still live there.  We are talking about New Bransful and the water park is the Slitterbahm.  We are sure we spelled the name wrong, but we are sure a lot of people spell the name wrong, but the thousands of people who come to this great water park, probably can not spell the name either.  Who cares though because the rides at this park are thrilling and great fun.  The water is cold though, so you might be shocked when your big toe first hits the water.  This is one cold river the park was built on, but the hot Texas sun helps.  The river is cold springs fed and you can feel it.  The rides twist and turn and go through tunnels and no lights and some of the slides they have are just out of sight.  This water park has been featured many times in all kinds of TV programs like on the travel station, or discovery channel and others.  We like watching those shows so our young seven year old can jump up and yell we have been there!  It is funny.

West San Antonio storage units in the great State of Texas are busy.  Texas has been growing for so long now; it is hard to ever think storage units are empty here.  We see on the news thousands of collage graduates leaving high tax low job opportunity States to come to sunny Texas.  There are no state income taxes here too, which is another great way to get people to move to Texas.  In addition, there is lots of water.  The ocean is not far from West San Antonio.  There are also huge deep lakes in Texas that bring anglers from all over the world to fish.  Professional bass anglers and women of course come to Texas for bass tournaments every summer.  Folks also love the ocean and yours truly read once is that human beings love the ocean so much because we are ourselves our over ninety percent water.  Go figure, but hey, who knows?  They could be right.

West San Antonio storage units are located in the great sunny place of Texas.  Water is everywhere and Texans love the water.  Water parks and oceans and great big lakes are all around so go ahead and jump in to one of them.  You will love it.

  • Avoid Small Print with Your Storage Customers
    By jeff on February 4, 2011 | 2 Comments2 Comments Comments

Spring is almost here. Your Country Club Plaza Kansas City self storage company is about to get very busy. The spring time brings a lot of sales calls and this time of year will make or break your entire year. You will either be ahead of the Country Club Plaza Kansas City self storage competition or you will be playing catch up the rest of the year. This is the time to make sure that you are doing everything properly. Presenting your total cost of storage is vital. Every storage company in Missouri has move in costs and some are better than others at presenting this information. Here is an example of how to present the move in costs for your Country Club Plaza Kansas City self storage company to callers looking for storage. This is after you have done the intro part and needs evaluating portion of the call.

The unit goes for only ninety dollars a month, which is a great rate compared to other locations in the area. You will get the first month at half price so it will only cost about forty five dollars for the first month. The initial move in will also have an admin fee of twenty dollars. This will get your paperwork set up and cover the basic costs of getting set up with storage. You will obviously need a lock with your storage for security. We sell high security locks at the site for great prices. You can just pick one up when you come in to rent your space. Insurance to cover your valuables while in storage is also available at the site and the manager will go over some options when you come in. There is no deposit and everything is just month to month. Does Thursday sound good or would you rather come in on Friday.

This seems pretty simple, but there are a few things that are truly great here. First of all, you are presenting this information at the right time in the call. If you wait until after you get the reservation, it may be seen as tacking on cost at the end of the call. The special really helps a lot here. It shows that the total of the first month and move in cost is actually lower than a normal month. Some Country Club Plaza Kansas City self storage companies will wait to announce some of the move in costs until the customer comes by to rent. This will hurt your company image because some customers will leave without renting a space and will have only bad things to say about their dealings with your company. Present the move in costs at the proper time and get them out of the way so you can get the commitment to come in.

Giving the customer everything they need to know to rent will help establish a rapport with the Country Club Plaza Kansas City self storage customer so you will be able to get information from them later in the call. They will be more likely to rent with you and stop calling around for prices. You will be seen as an honest storage dealer and will give you the upper hand against most facilities in Missouri and Kansas. The upfront, honest approach is the always the best strategy.

  • Basic Information for Making Self Storage Sales
    By jeff on January 31, 2011 | 195 Comments195 Comments Comments

Becoming a sales professional is not something that happens overnight. You will need to put a lot of time and effort in if you want to be the best Kansas City self storage sales expert. It all starts with your attitude. You must be willing to learn. If you have a bad attitude, you will fail. There is no doubt about it. You should take some time to try to get your hands on all of the sales tips that you can. There is a lot of material on how to improve your sales abilities. It is not about what you read as much as continuing to seek new information. You can use what you find helpful in your Kansas City self storage continued training and discard the rest. As you research, you will find some information that does not apply, but you will always find new things to try.

A lot of salespeople will become stale over time. That is why it is so important to continue to try and find new techniques and tips. You will need to tweak your sales presentation about every month or so in order to stay fresh. By looking at new ideas all of the time, you will be able to find new things to say. You will also be inspired to come up with new sayings and approaches that you can try out. As a Kansas City self storage employee, you should keep a journal so that you can write down what some of the techniques that work the best for you. Then you can reference them the next year around the same time so that you are never out of new ways to switch it up.

The first thing that you need to do is learn the basics of the Kansas City self storage industry. You need to find out why people need storage. You will need to change your sales approach and attitude depending on why they are calling for storage. A lot of callers will be on hard times. People need storage when they are being forced to move. They may be going through a foreclosure or an eviction. You would not want to be over the top excited when you are making your sales pitch, maybe tone it down a little bit. They may just be looking for a little calm during their brief storm. You should speak calmly and slowly, still be positive, when you are telling them how your store will help them in any way that they can. A first month special would be a big benefit to these customers because they do not have a lot of money to spend, obviously.

Some callers in Kansas may be looking for Kansas City self storage because they need space for their business inventory. Money may not be the biggest concern to them like it would be with someone who has fallen on hard times. The things they will care about are security, location, and access hours among other things, of course. As far as specials go, you should offer them any prepay specials that you may have. For example, if they pay for the year, they can get a ten percent discount or something like that. They will be looking at a total cost for the year and not just the initial setup.

  • Successful Self Storage Strategies
    By jeff on January 28, 2011 | 135 Comments135 Comments Comments

Marketing strategy is very important if you are going to be a viable Crofton self storage facility. If you do not know how to market your company properly, then success will never happen. You may do a lot of things right, but if Crofton self storage do not know who you are and what you represent, then you will never have customers to impress. Advertising is part of it, but there is much more to marketing than just advertising. Developing a company image is the first place to start so you can separate your company from all other Maryland storage facilities.

You will need to pick your focus. Most properties will focus on just general storage and this is probably the best approach since you appeal to the most customers. You would choose to focus on a more specific strategy like vehicle storage or wine storage, as well. No matter what you do it is important to keep in mind that it is all about the customer. The customer will tell you want they want through their words and actions and it is important to adapt to customer needs. When the Crofton self storage industry was booming, the sales side was not that important. You were going to rent units whether you wanted to or not, literally. As the economy begin to slide, customers need changed. They may be more focused on the price that is offered as opposed to extra features.

With the economy still in bad shape, you should lay off selling some of the unnecessary features of your facility. Consumers are looking for the best value. Most Crofton self storage customers want to get a good price, but they usually do not want to sacrifice key elements such as security and location. Customers in Maryland will pay a few extra dollars for good security and a good location. You should focus on these aspects when they are calling in because you are going to have to offer something else besides just the price. If a customer calls in for Crofton self storage units and you just tell them the prices and that is it, you will probably not get the sale. Take time to explain to them why your facility is better.

Knowing customer needs in your area is important. The economy is bad, but some areas have not been affected as much as others. You should know your area so that you know what to offer. If the area is affluent, you could offer nicer quality spaces and charge more for them. The climate controlled spaces are appealing to people with money because their valuables will be more protected. If you are in a poor area, the climate controlled spaces may not in that high of demand. You should still offer climate controlled spaces, but just do not set up your whole facility around climate controlled storage.

You can offer lower rates if you do a better job of selling the customers on moving and storage supplies. The most popular purchase will be boxes, locks, tape, and packing material. You should feature those items and maybe consider putting them on special to attract customers to your store. Customers who buy moving and storage supplies from you will be more likely to come to you if they ever have storage needs.

  • The Self Storage Industry Continues to Grow
By jeff on January 25, 2011 | No Comments Comments

Helotes storage companies in Texas are in good shape.  Texas is a very big state with so many things to do, it would take a lifetime to see and do everything.  Texas has many big cities like Houston and Dallas that most people have heard of.  The capital of Texas is Austin, the live music capital of the world.  Dallas had a famous TV series named after it and they have America’s team, the Dallas Cowboys.  San Antonio has the Alamo for history buffs and the beautiful river walk downtown.  Houston is a big crowded city with fine places to eat and to go out and club in.  It also has some of the best hospitals in the world, and many people from all over the world come here for the great doctors.  El Paso has mountains and a laid-back feel and the hill country in the middle of the state is wonderful to drive through.  Texans are also a very proud people and always feel there is no better place to live in the entire world.  The weather is hot in the summer and cool in the winter.  Austin, Texas, the capital city has cold springs that bring the cold water a great feeling in the ninety-degree weather in the summer months.

Helotes storage facilities, like all storage facilities in Texas, have quite a few customers.  Texas has had a huge growth in people moving to the state for a lot of reasons.  The oil boom of the seventies lured many people to the state as jobs popped up all over the state.  Austin, Texas is often called the Silicon Valley west and Dallas and Houston are still growing in population as people seek warm weather.  Fort Worth has seen a growth in population too and the many things to do there and the close proximity to Dallas are good too.  Fort Worth has the famous stockyards and a new beautiful music venue that is acoustically perfect.  Barbecue is good in Texas too as all the Texans take proud in the cooking of meat.  Cows are here in wide-open spaces because Texas is very big with lots of room to wander.  Billy Bob’s is also in Fort Worth.  It is called the biggest honky tonk in the world and people like Willie Nelson appear and play there quite often.

Another great thing about Texas is the music.  Texans love their music from the blues to country and of course the outlaw music of Waylon Willie and others.  Helotes storage places get all this free advertisements just by being in Texas.  Texans are a very proud people who believe Texas is the best place in the world to live and work in.  If you like beer, so do Texans.  They have local beers such as Pearl beer and Lone Star beer, which is now available all over the country.  Texas Pride is a cheaper beer for those of us on a budget.  Texas is still overall a cheaper place to live than other big cities in the country.  Homes are still reasonably priced in Houston and El Paso and other places.  A quick trip to Mexico is always fun too.  Shopping is popular, and cheaper goods can be found.  Texas seems to have everything for those who plan on moving soon.

  • Interesting Self Storage Business Ideas
    By admin on January 10, 2009 | 102 Comments102 Comments Comments

A self storage business is not as simple as it appears to be. One might think that its all about having a concrete structure with a basic security system, but it is not so. There are many operations involved that are complicated and time taking. People who are interested in setting up public storehouses and running them should understand that just like all other ventures, this venture too requires careful planning. It involves selecting a suitable point for constructing storehouses, advertising for them after they are constructed, deciding upon the number of property manager employees that would be required to run the storehouses efficiently and the wages that have to be paid to them.

A self storage business idea also involves a lot of other factors and issues that need to be addressed first. The planning is required for the investor to understand in detail the amount of capital that he needs to invest for starting the project. With the plan he will be able to understand whether the project is going to be profitable and in the scale in which it is going to be profitable. This will help him in guiding his employees towards reaching set targets. After drawing up the plans the investor should make a list of the sources that would fund his project. The next thing that he should do is to list out the features that he would provide with his storehouses. Then he should think about how he would go about with the advertising campaign.

If the investor is new to the self storage business he should first familiarize himself with the industry thoroughly. He should then make a plan. He can also refer to some magazines to understand the trends of the industry and also the most effective and workable plans. He can also analyze the plans made by well established and successful firms.

In the next step, the investor should always try to make his firm a class apart from the rest. He should always try to stay above competition and identify himself uniquely in the market. His business plan should be superior in comparison to those of others. While asking other investors to fund in the project, if required, one should always try to present a promising plan. Then only the investors will be interested in funding it. The plan should be clear and in detail. It should cover the plans for transportation, the equipment that needs to be hired for constructing the storehouses and maintaining it and other aspects that are required for running the storehouses.

The self storage business idea should be made with the prime intention of client satisfaction. The initial expenditure should be listed out first. This will enable the planner to estimate the amount of money that is required for the project. This will also give an idea to other investors about the cost of the potential investment. One should carefully consider and list out the different options that are available for financing his project. The different options may be personal loans, savings accounts or any profits from previous business ventures. This will give a clear idea of the financial resources that one has.

After this, the plan for the features that should be included in the storehouse should be listed out. The self storage business idea should include the total amount of land area that is required for constructing the storehouses.

  • Self Storage Slow Season
    By admin on December 20, 2006 | 122 Comments122 Comments Comments
As the year draws to a close and people are absorbed in Holiday plans and putting aside the drudgery of everyday situations, the call center is taking fewer calls from serious rental prospects. More of our calls now are for general information from people thinking about cleaning out the clutter in January and billing questions. It becomes a bit of a challenge to transfer caller after caller to voicemail and to answer questions from a caller who tells you that he or she is just gathering some information trying to decide if they want to use self storage and to be instantly alert and ready to work for a reservation. Things are much easier when the calls are coming in rapid fire succession and you are flying high on adrenalin and excitement. The only way that I can stay on top of my game right now is take a deep breath and then smile before I answer. This helps me to focus and treat every answer as though it is a money call.
After 15 or so “manager calls” in a row it is thrilling to find yourself in “reservation” mode. Your heart rate climbs as you start to feel the person out, ask for agreements and finding that perfect fit for them. That person, full of questions, unsure about what to do can instantly banish the cobwebs and doldrums. Suddenly you are in an electronic “chess match” for a credit card reservation or a hot lead. When that call is completed you may go back to quite a few inquiries regarding gate hours and due dates. That is the ebb and flow in the call center evening shift for the self storage business.

We now are able to take payments by phone for one of our self storage facilities. This will be a tremendous help not only to the store but also for us. It is just one more service that PhoneSmart offers. It makes our representatives more helpful, not only for self storage inquiries but also to help current tenants. This makes us more marketable and gives another level of service to the on site manager.
Now when a current tenant calls and wishes to make a payment now and not later to avoid lockouts etc, we can help. We can also rent a unit by phone as well. So we are not only getting a commitment form a possible tenant over the phone we can seal the deal!
I think this is really cool! No more voice messages and leads. We can just go ahead and rent the unit to the customer! This will eliminate a lot of scenarios. We have their exact amount needed to move in right on our computer screen. No more having the manager to call them back with an exact amount to move in. It is all at our fingertips!

  • Crazy Call Day
    By admin on October 24, 2006 | 10 Comments10 Comments Comments

Welcome to the self storage blog, our diary of the self storage business and self storage trends. Here is an update on happenings in our call center.

It is late October and the phones are slow. There are a few people looking to store, a lot of current tenant issues calls and a few stray truck rental inquiries. Many of our reps are seeing some of their lowest reservation per hour averages of the year. This is to be expected. Although some would say it seems a little slower than last year. But then our memory is always is clouded by our current state of mind.
And then yesterday at about 4 PM Central the phones went crazy. We had a spurt that lasted about two hours that overloaded our capabilities. Because of that we had several people on hold and lost a few phone calls. We are normally well equipped to grab people from other areas at PhoneSmart to cover the phones when we hit an odd and unpredicted call spurt. Yesterday was one of those spurts you don’t usually even see in the summer. And it only lasted about two hours.
What happened? Did several store managers have to leave the office at the same time and cause a flood of calls. I know I jumped on the phones to help pull people out of the on-hold queue and took several calls for the same store. Is there enough pent up demand that an unpredictable bump in volume is still likely to occur even in the slower months?
We will be watching to see what happens. We hate to see a situation like this, as it ruins our otherwise outstanding speed to answer stats and calls answered rates. How are things going in your markets?
