People who are interested in setting up public storehouses and running them should understand that just like all other ventures, this venture too requires careful planning. It involves selecting a suitable point for constructing storehouses, advertising for them after they are constructed, deciding upon the number of property manager employees that would be required to run the storehouses efficiently and the wages that have to be paid to them.

    A self storage business idea also involves a lot of other factors and issues that need to be addressed first. The planning is required for the investor to understand in detail the amount of capital that he needs to invest for starting the project. With the plan he will be able to understand whether the project is going to be profitable and in the scale in which it is going to be profitable. This will help him in guiding his employees towards reaching set targets. After drawing up the plans the investor should make a list of the sources that would fund his project.   • Self Storage Slow Season

    As the year draws to a close and people are absorbed in Holiday plans and putting aside the drudgery of everyday situations, the call center is taking fewer calls from serious rental prospects. More of our calls now are for general information from people thinking about cleaning out the clutter in January and billing questions. It becomes a bit of a challenge to transfer caller after caller to voicemail and to answer questions from a caller who tells you that he or she is just gathering some information trying to decide if they want to use self storage and to be instantly alert and ready to work for a reservation. Things are much easier when the calls are coming in rapid fire succession and you are flying high on adrenalin and excitement. The only way that I can stay on top of my game right now is take a deep breath and then smile before I answer. This helps me to focus and treat every answer as though it is a money call.
    After 15 or so “manager calls” in a row it is thrilling to find yourself in “reservation” mode. Your heart rate climbs as you start to feel the person out, ask for agreements and finding that perfect fit for them. That person, full of questions, unsure about what to do can instantly banish the cobwebs and doldrums. Suddenly you are in an electronic “chess match” for a credit card reservation or a hot lead. When that call is completed you may go back to quite a few inquiries regarding gate hours and due dates. That is the ebb and flow in the call center evening shift for the self storage business.

    We now are able to take payments by phone for one of our self storage facilities. This will be a tremendous help not only to the store but also for us. It is just one more service that PhoneSmart offers. It makes our representatives more helpful, not only for self storage inquiries but also to help current tenants. This makes us more marketable and gives another level of service to the on site manager.
    Now when a current tenant calls and wishes to make a payment now and not later to avoid lockouts etc, we can help. We can also rent a unit by phone as well. So we are not only getting a commitment form a possible tenant over the phone we can seal the deal!
    I think this is really cool! No more voice messages and leads. We can just go ahead and rent the unit to the customer! This will eliminate a lot of scenarios. We have their exact amount needed to move in right on our computer screen. No more having the manager to call them back with an exact amount to move in. It is all at our fingertips!

  • Crazy Call Day

    Welcome to the self storage blog, our diary of the self storage business and self storage trends. Here is an update on happenings in our call center.

    It is late October and the phones are slow. There are a few people looking to store, a lot of current tenant issues calls and a few stray truck rental inquiries. Many of our reps are seeing some of their lowest reservation per hour averages of the year. This is to be expected. Although some would say it seems a little slower than last year. But then our memory is always is clouded by our current state of mind.
    And then yesterday at about 4 PM Central the phones went crazy. We had a spurt that lasted about two hours that overloaded our capabilities. Because of that we had several people on hold and lost a few phone calls. We are normally well equipped to grab people from other areas at PhoneSmart to cover the phones when we hit an odd and unpredicted call spurt. Yesterday was one of those spurts you don’t usually even see in the summer. And it only lasted about two hours.
    What happened? Did several store managers have to leave the office at the same time and cause a flood of calls. I know I jumped on the phones to help pull people out of the on-hold queue and took several calls for the same store. Is there enough pent up demand that an unpredictable bump in volume is still likely to occur even in the slower months?
    We will be watching to see what happens. We hate to see a situation like this, as it ruins our otherwise outstanding speed to answer stats and calls answered rates. How are things going in your markets?

    Incentives are a big part of everyday life. How many times did your mom or dad offer you money for doing your chores? Incentives help motivate people to either perform better or buy your product. I work in a call center for a telemarketing company. We raise money for different political and charitable organizations. They use incentives to motivate their employees to perform better. The offer break passes for the most dollars raised and also prizes like free football game tickets. The most recent incentives placed co-workers into teams and let them compete in a virtual golf tournament.
    The same thing is being used in the self storage industry to motivate customers to come to the facility. Some storage facilities offer discounts on the rent such as half off the rent. The most popular trend in self storage is the famous $1 move in specials. Stores also offer the free truck or free move in services. These incentives can give the customer extra reasons for coming to the store. Even something simple as coupons towards moving supplies can increase your chance of renting a unit. These things along with selling your facility very well can help you increase profits monetarily and through word of mouth.

  • How Bad Do You Need A Storage Unit?

    Welcome to the PhoneSmart call center blog and insider diary of the self-storage industry.

    We have had a string of calls that end with “I’ll take my chances”. I cannot believe that someone would leave his or her things to chance. Even when we tell them that we are in the busy season now and there aren’t that many units left. Unless it is someone that already has a place and they are just making room. Sometimes I ask “at what point are you in your move?” That statement helps us get an idea of which place they fall within the rule of thirds. Then if we know they are unsure about needing self-storage it helps us understand that; oh I will take my chances…statement.
    I am looking for a place to live right now and I have two small children and if a place wants a deposit to hold the unit for me then I will have to come up with that deposit because I can’t leave it to chance if I am interested in the place. I would think it would be the same way with storing your things. Obviously, they have no place to put their things so they leave to chance whether or not they get a storage unit. At least if a person can hold one then they stand a better chance of not being without self storage. Then if they find that the unit will not work they can call back and cancel if that is possible. That is why we try our best to build a sense of urgency and reserve something for them. We are not doing them a favor by just letting them pull away empty handed.
    There are of course the people that would rather risk their belongings and take their chances! Not me.

    The Answering Machine Blues…

    During the course of a normal month of secret shopping calls we will attempt to make the call until it is completed. Sometimes this means hundreds of “extra” calls that are not useable. The interesting thing about some of these calls is that many times we will get an answering machine. Now, that may seem fine to let your calls ring to an answering machine instead of no one picking up, but unless you are the only storage facility in your town, I will bet you are losing business. With competition and rising gas prices, facilities are scrambling for their fair share of the market. Most successful storage businesses know that you can’t just put up a metal building with dividers and call it storage. Successful sites normally offer security, packing and moving supplies, shipping and receiving, on site managers and more.
    Back to the answering machine….
    I personally would not leave a message for a storage unit. I would go down to the next business in the phone book. Why would you want to lose this potential business?     Having confidence is a big part of your everyday life. Having confidence in what you do helps you be successful in the things that you do. When I was attending college, I majored in broadcasting. I wanted to have an emphasis on radio broadcasting. Just like anything you do, you have to learn the basics first. I learned the radio history, how to work the board and the theory behind it. However, there isn’t anything like the first time being on a live broadcast. Of course, for the first few minutes I was nervous. I had to learn which button to push where to push it. It was a lot of multi-tasking involved with that job.
    The main issue I have seen since I have worked on our call center role-play hotline and I observed through watching the trainees is confidence. There are several ways to help you gain the confidence you need in the self storage business. The one thing I have learned is that repetition is power. Repetition is one of the major ways that we learn how to sell self storage in the call center. People in advertising use this technique all the time to influence you to buy their product. They plant the seed in your mind and then keep hitting you with the ad over and over. This technique can also help you in the self storage industry. If you are having trouble with the script, read it word for word. Take it home and read it out loud as many times as you can. The repetition will stick in your mind and you’ll know what to say and when to say it. It’s also helpful to come up with ways to know where the information is. The way was taught is to look at the screen as a baseball field. Know what information is on first, second, third, and home base and keep saying those things to yourself. Doing these things will give you the confidence you need to help customers in the self storage industry. I hope that this business blog entry will help you gain confidence in selling self-storage.

    Hello! I have worked at PhoneSmart for a little over two years. I can tell a huge difference between when I started here and how things are right now. Storage is booming. It is a huge business. When I first started I did not notice how many storage facilities there are. It seems that no one notices any part of a storage facility unless you need a storage unit or you are in the self-storage industry. Now, driving I notice all the storage facilities everywhere. Prior to my employment here I did not notice at all. We even have people calling asking how to start a storage facility. We provide information for that as well. There are conventions that go on year round dedicated to self-storage. Who would have believed it?
    Also, within the last two years our projected call volume has risen. Which means more money for us!! If I had known before that storage was such a successful business I may have started my own facility! I guess you could say that storage is a business to get into. However, right now I am happy to oblige the facilities we answer for and make a reservation or two. Who knows where the business will be two years from now. The way it looks now it is going to be great!!
