Our job is to assist callers to rent a storage unit. We have recently started a program to recognize our phone representatives who receive a complement about how he or she handled a caller’s requests. When a complement like that comes to our attention we frame the certificate and give it as a reward for the representative. These are often the result of a mention from a customer to the store’s staff that the rep did a good job or was very helpful, any thing that states that you did a good job. If a customer tells you on the phone call that you did a great job we can tell the call center manager and she will listen to the call (our calls are recorded) and she will decided if it is a worthy complement and, if so, she will give you a certificate.</div>
<div>Well some of our people do not want to do that. They said they did not like tooting their own horn. Well I say toot away! For one thing it is good to hear you are doing a good job. It makes you feel good and most of all it lets the company know the customers recognize the good job you are doing.</div>
<div>Sometimes we get in rut. We go to work we go home we go to work we go home, never knowing or thinking about if we are doing a good job, or does the company appreciate us. Do I feel like my job is secure? So it is nice to hear someone say you are doing a good job. It is even nice to see your name on certificate stating that you are recognized for it.</div>
<div>So I say toot your own horn. Toot away and feel good about yourself and your job.</div>

Welcome to the PhoneSmart self storage blog, a diary of the self storage industry and the self storage business.</p>
<div>Here at PhoneSmart we are small potatoes compared to some call center operations. Does that mean we have small ideas? No. In fact, when I was hired I was told by <a href=" http://www.tronjordheim.com/ " target="_blank">Tron</a>, our director, that PhoneSmart was a small company with big ideas. We pride ourselves in our training and our call center sales services. We are not an answering service, but in fact we are an off site sales solution. We “sell” self storage, which is more than some of the big guys do in their call centers. We constantly strive to keep our reps at the cutting edge of the <a href=" http://Florida-Miami-33126-self-storage.storage-mart.net/ " target="_blank">storage</a> industry information with on going training. We self monitor our reps with our Total Quality Assurance Service department. We share common goals for the company and are rewarded when those goals are met.</div>

<p>I noticed that it is going to be a full moon the day before Valentine’s day. This may have an odd impact on demand for self storage. The full moon will make lots of people act irrationally, which means people will send candy and flowers to people they shouldn’t be thinking about, like other people’s spouses. It will also mean that people who would normally buy flowers and candy for their honey will not. Other people will buy candy and flowers but will end up getting in a fight over some small problem. All this means that the day after Valentine’s day we will be talking to many people whose stuff is now piled up on the sidewalk in front of what only that morning was their place of residence. You think I am joking. I am not. I guarantee each of you will rent a unit to someone on the day after Valentine’s day that suddenly finds himself or herself breaking up and moving out. Be prepared to be kind to them. The full moon is probably to blame</p>

			<content:encoded><![CDATA[<p>Those of us who have been in the storage industry any amount of time soon realize that people need to store for a variety of reasons, some good some bad. The recent devastation from hurricane Katrina is a good example of a bad reason people may need to use self-storage.</p>
<p>Since I am a phone rep for Phone-Smart I talk with people all over the country every day and have recently spoken with people who have been displaced as a result of this disaster. One guy called me from Massachusetts, another from Florida wanting to store what remained of their belongings. The effects of this tragedy are far reaching.</p>
<p>In Columbia, Missouri alone, where Phone-Smart is based, we have already taken in over three hundred displaced persons and this is happening all over the country. Many of these people will need to store what they can salvage and since many have dispersed to other areas of the country we all will see some business generated by this.</p>
<p>Unfortunately a large majority of the calls I take involve someone needing to store because of some tragedy. Sometimes I feel like I am capitalizing on people’s misfortunes such as a funeral home does. When I do speak with someone who is going through a trying time I take a minute longer with them and let them know I care and show them the empathy they deserve.</p>
<p>There is an old Lakota Indian saying that rings true, “you don’t truly know the measure of a man until you walk a mile in his moccasins.” I have never been through a hurricane personally but I have been trough a tornado, so I take what I know and fit it to relate to the callers experience. This is true with any situation you may encounter, going through a divorce, the death of a loved one, domestic abuse, loss of employment, fire damage, and many other reasons.</p>
<p>All of us have had some tragedy occur in our lives at some point, so draw on your own experiences if possible and if you don’t have a similar experience try on the customer’s moccasins. I try on a lot of moccasins every day!</p>
<p>I’m sure some of you are asking yourselves how will this help rent more storage units. It begins with gaining the callers trust by establishing a rapport. This is important to do with any caller no matter what circumstances led them to you. If the caller knows you are there to help them solve a problem rather than just wanting to rent them a unit they are more likely to buy.</p>
<p>My approach is that I am providing a service, not just renting units. Once you have established a relationship with your new client you can almost guarantee repeat business as well as new business from the people they tell. “Word of mouth” advertising is the most efficient and inexpensive way to let people know about your facility.</p>
<p>I have been in the sales and service industry for the better part of twenty years and time after time I close the sale not because what I have is the cheapest price but because I truly want to help people solve their problems and satisfy their needs. The customers know this and therefore buy.</p>
<p>The best way to do this is to truly understand the customer’s situation by putting on their moccasins and taking a walk with them. Not only does it increase the bottom line but also brings personal satisfaction you helped a person in need. Who knows, you might even gain some new friends.</p>
