Bye Bye May, Helloooo June

    The dust is settling from May activity and as I look behind I see a few indicators that June is going to be a good month for self storage operators.
    If you saw my article in the Mini Storage Messenger with my demand wave projections for May, I was trying to be realistic without letting my natural optimism juice up the numbers.
    My June projections that the Mini Storage Messenger published still look about right to me. We will see how June develops.
    The first of May was far busier than I expected, which was a positive sign for business. The third, which was a Wednesday was also far busier, which prompted me to put out a note that the May month might turn out better than we hoped.
    The mid month weeks were about what we expected, with the mid week days a little stronger. The 22nd to the 26th were strong and brought better traffic than original projections.
    I called Memorial Day completely wrong. I thought it would be like a strong Sunday, but it was instead like a strong Tuesday. The PhoneSmart reps who took calls on Memorial Day were very pleased with the urgent nature of the calls they received that day, as well.
    “Crazy Tuesday” (the day after Memorial Day) acted as we expected and brought the most call volume and the most reservations of any day so far this year. It will probably hold the year to date title throughout the rest of the year, although the first Monday of July may give it a run for its money, due to when the Fourth of July falls this year.

    I hope your store or stores had a great May. PhoneSmart did. We set some company records this month for:

    1. Calls answered: 22,560

    2. Credit Card reservations: 1,996

    3. Hot Leads: 6,635

    4. Speed to answer rate: 6 seconds

    Since only about 45% of the callers we talk to are rental inquires, this means we are taking a credit card confirmed reservation from 1 out of 5 callers.
    We are turning some 86% of calls into either a credit card reservation or a Hot Lead.
